HELLO TO ALL,

I JUST RECENTLY STARTED WORKING WITH COLDWELL BANKER. I STILL HAVENT MADE MY FIRST SALE BUT IVE DONE TWO RENTALS AND A COUPLE OF LISTING PRESENTATIONS. AND MY SPLIT IS 50-50

A FRIEND OF MINE IS TRYING TO GET ME TO MOVE WITH HIS COMPANY WHO PAYS 90-10 SO THAT WE CAN WORK TOGETHER.

I LIKE COLDWELL BANKER AND LOVE THE OFFICE I AM IN BUT JUST OUT OF CURIOSITY

DOES IT REALLY MAKE A DIFFERENCE IN THE CLIENTS EYES IF YOUR WORKING FOR XYZ COMPANY OR IS IT MORE YOU AS A PERSON??

Opinions vary on this. I often receive calls from my piers in other markets who work under the same banner. They will have sold the clients home in their market and will be looking for someone working under the same banner in Georgia, usually because of the service they received there. So I find value in the brand.

I guess it depends on your go-to-market strategy. If you're looking to take listings only, a local company may serve your purposes well.

Is your friend doing quite a bit of work at his company? If he is busier then you and if you are going to work as a team it might work out well for you. That 50-50 split is typical for a newer agent, plus don't forget the franchise fee. I agree with Green. Your office might get more calls from out of town people moving in then a local franchise from buyers. Since it is a well known brand.

If you are a new agent, it is VERY important to work with a recognized agency. If your friend works for some no name mom and pop, you will not get listings and you will fail. Yes, people DO ABSOLUTELY care who you work for. Stay where you are and build your business, and forget about your friend. It's not good to work with friends anyway, mixing friends and business usually cause problems with both.

I think you are going to get a lot of mixed reviews on this one. Geographically speaking there are some areas where the local brokerages do better than the big names and vice versa.

I think an important question you should be asking yourself is where you want to be in 5 years. A lot of times Realtors (both new and experienced) fall into the trap of looking short term rather than the long hall.

Look at the veterans in your current office and compare them to your friend’s. Consider the services, facility, and support both provide you. Is there room for growth where you are now; is it better at the other office.

Up here in BC the shift has moved from Broker branding to individual branding and which brokerage you are with means less and less to people. I personally market myself and not my brokerage as is normal practice up here. If I was to switch tomorrow very few of my clients would even notice.

Now that being said, a brokerage name does mean a lot when you don’t have years and years of experience and a large clientele base to rely on. When I first started out I relied on my company and most importantly my office to promote myself as we are one of the largest in our area and did the highest volume. It was (and to a large part still is) a lot of “WE” talk when I was at the listing presentation early on in my career.

Do not understatement the public’s perception of image and success when you are meeting them for the first time and having a clean, professional, centrally located office with a big name brand is important when you have very little else history to show them.

I defenetly feel I should stay with my current office since not only are they big but i really like the office

plus there are good results coming out of this office
and if i were to look at the long term plan this company is a better fit

50-50 isn't terrible for a new agent, but then again it depends on what you're getting out of it in comparison to what the 90-10 office would offer you.

To answer your last question, it definitely matters more on whether potential clients like you as a person...BUT, you also need to be able to FIND potential clients, and the name recognition from a larger brokerage is definitely going to be more advantageous unless you already have a large SOI.

In my area, many of the locally based brokerages have much greater influence than the national chains...but the opposite is the case were I to drive an hour from my house. You'll need to look carefully at your own market to make the determination of which firm is best for you regardless of what stage of your career you're in. Best of luck. :)

Lopez, I too am relatively new and have changed offices once already. It is kind of disruptive and does have some costs associated with it. My advice; don't do it unless you have a good reason at this point. Spend your time getting to know the area and business you are in. I my case I am thrilled that I changed offices, but it was more of an issue of just being a better fit for me rather than splits etc. Changing offices should be a relatively easy decision, if not, you probably don't have a good enough reason in the first place.

Enlist your kids in the local reserve forces while you wave your
flag. I don't want to see Canada involved in weird wars, I prefer
heath care. I lived through a civil war in South Africa and had family in Rhodesia during the "Bush War".

I attend a christmas party for officers at the local armory every year and I can assure you the officers with young families don't want to go abroad, the 18 year idiots are a different story.

Keep waving your flag and keep us on the world stage with all that that entails.

Don't forget that population wise we are a "Mickey Mouse" country and the New York City Police department is larger than our armed forces, they alone could kick our door in.

I believe it doesn't matter where you hang your real estate license, as long as you are able to provide the best service to your clients. People are choosing you because of you, not the company you work for; a NAR stat says that less than 2% of people will choose an agent just because they works with a particular company.

Think about it; if you were working with a buyer while with XYZ Realty and decided to switch brokers to ABC Realty, do you really think that buyer would say, 'Oh, thank you for your help finding homes, but since you are no longer with XYZ Realty, we can't work with you...we have to have an XYZ associate." Not gonna happen!

Overall, as long as you are educated, provide great service and can get the job done, hang your license anywhere you want.

Of course it matters what broker you start out with and work with.

I personally like the tools I have seen with Wiechert & KW, especially for new agents.

Keep in mind the costs involved, the average sales price of homes and the current business activity. This business isn't cheap for newbies, but being cheap won't get you ahead.

But the most important thing for the newbie is a willing spirit, tenacity, being very friendly, learn to listen well and speak rarely, and have a broker or experienced agent to mentor you. These qualities are more difficult to find then a franchise.
