I am planning on prospecting expireds again.

I had some decent activity knocking on doors.

However, I feel that door knocking takes up too much time and I end up reaching too little people.

Can anyone who actually prospected successfully, tell me whether I should knock on doors or call the expireds?

At least you know that the Expireds once harbored an interest in Selling.

Knocking on Doors will mostly be people who are happy right where they are . . . . and then you'll have to tell them why they shouldn't be.

I'm not saying anything about New Jersey.

By doors do you mean FSBO's or random ones????

If a subdivision is the right price point and has great turnover (demand is strong for what buyers want in the market) then you could do this.

Create a website dedicated to that subdivision.Have news,events,forums etc. and then of course in the real estate section you are the contact which you will have a blog you update a few times a week.The blog will be real estate related and offer helpful tips for buyers and sellers.

Have a free giveaway once a month to keep the website exciting like free pizza etc.

When you start up the website make a nice flier and go knock on all the doors.Maybe a few will be agents but not all.

If the turnover is good and nobody has dominated the subdivision you could do well.Then when the one is going good do another website for a subdivision close by.

i plan on either calling or knocking on expired listings.

which is more effective based on experience?

I knock on doors and have a door hanger package ready if they are not home. Then I try to call or go back by after I leave the door hanger.

I never did much expired prospecting, but I was an expired listing more than once, so I'll just share a few thoughts.

Being efficient isn't always the same thing as being effective. Instead of trying to hit as many doors (or telephones) as physically possible, consider hitting fewer with much better information. In other words, take a quality over quantity approach to your pursuit.

Here's the thing. When my properties expired, I got bombarded with phone calls and letters from hungry agents. Not one of them - not ONE - appeared to have taken the time to even glance at my listing so they could speak intelligently to me about it. The letters I got were a sloppy, careless mess and didn't give me any impression they were anything but mass-produced. I remember thinking that if only one agent had shown some interest in ME and my problem (a house that didn't sell) instead of pushing pushing pushing for an appointment so they could dazzle me with their presentation, I might have given that agent the time of day.

Every listing you get and sell is worth thousands of dollars to you. So maybe it's worth it to take the extra time and effort to make that seller feel special and NOT like a number in your game.

Believe me, your competition is NOT doing this.

Oh, forgot to mention... I would not be happy if an agent came knocking at my door unless he did so prepared to intelligently discuss MY property and didn't treat me, again, like a number on his way to his next 50 doorknocks.

And truthfully, I probably still wouldn't be happy about an unannounced visit. But I'd be much more welcoming if the agent impressed me with his professionalism and market knowledge.

Nothing is effective unless you are a better agent than the previous one and can demonstrate specifically why. The means of communication is irrelevant. The marketing program and how it differs and is BETTER than that of the competition is what matters.

What's the point of getting an expired listing at all? Unless you know how to get it sold where the previous agent did not.

i drove to 10 expired listings and only found 2 of them home.

do you think i will have a better shot spending that same time calling more expired listings?

20% isn't too bad !

Talking to people face-to-face is a confidence builder. Seldom will you ever be rejected when you're eyeball to eyeball.

And I'll wager that the two conversations were fairly productive.

My recommendation is to keep this up until you're really comfortable.

Calling only those where you've already been to the house, left your Card, and now know the house and neighborhood setting, will also make you feel (and BE) more confident when you get them on the phone.
