I am planning on prospecting expireds again.
I had some decent activity knocking on doors.
However, I feel that door knocking takes up too much time and I end up reaching too little people.
I never did much expired prospecting, but I was an expired listing more than once, so I'll just share a few thoughts.
Being efficient isn't always the same thing as being effective. Instead of trying to hit as many doors (or telephones) as physically possible, consider hitting fewer with much better information. In other words, take a quality over quantity approach to your pursuit.
Here's the thing. When my properties expired, I got bombarded with phone calls and letters from hungry agents. Not one of them - not ONE - appeared to have taken the time to even glance at my listing so they could speak intelligently to me about it. The letters I got were a sloppy, careless mess and didn't give me any impression they were anything but mass-produced. I remember thinking that if only one agent had shown some interest in ME and my problem (a house that didn't sell) instead of pushing pushing pushing for an appointment so they could dazzle me with their presentation, I might have given that agent the time of day.
Every listing you get and sell is worth thousands of dollars to you. So maybe it's worth it to take the extra time and effort to make that seller feel special and NOT like a number in your game.
Believe me, your competition is NOT doing this.
