Well I was around the same dilema of going residential or commercial...superRealtor really filled me in and after 5 months of grinding it out strictly in commercial i'm starting to get into the groove. www.CCIM.com would be great intensive training education. pros: don't have to work much on weekends, so much more potiential, deals are going on all season long, and yes its always a relationship business but you have to the knowledge first. Work for a commercial only firm. unlike those resimmercial agents, focus on specializing in one type of property. its takes full time dedication plus ask yourself if you have financial reserves for at least 6-8 months to carry you thru before making any money. Startup cost is expensive for me intially but this is an investment for my future. hope this helps before you take the leap.
