People think that I am crazy for trying to get a real license in this economy. Is it really a good time to go into real estate? What do you say to those people?

If your attitude is that the market is crap, don't waste your time and money, you won't be around long.

If you are willing to go out and MAKE business, you can do well.

It's a good time because it can only get better (pure speculation); and besides people will give you the time of day during a slow period, when they won't be there to help when the market is brisk.

I personally started in February in one of the so-called "worst" markets (ohio), so far I've had three closings, and have three more scheduled for next month. I think it's all about your attituted. You get out of it what you put into it!

One one side of the fence you have plenty of people still buying and selling real estate. On the other side you have all the unlucky folks who are victims of excess inventory. The question is, can you somehow manage to get on the lucky side of the fence.

It is a good time, yes it is, especially for selling bulk REOs. In Bulk REO there is where the money is. Every closing made makes you at least 50K. So, if you are asking is it good time, yes it is expecially for bulk REO Selling.

What the heck? How can ANY closing in Miami make you $50,000 let alone EVERY closing?

I started Mar. 2009, and I had the same response from my friends and others- discouraging me to get my license....telling me that I am crazy, ect.
I think my success in RE so far is primary based on my passion for the business. You have to figure out who you are, what motivates you and do you love the industry.
Doing the right activities will give you the right results.

Make yourself accountable, set your goals and do the 20% activities! Good Luck

That is not what he said though - so I don't know what he's talking about. "Every closing will make you $50k Even a rookie knows that you don't make $50K when you sell a $50K property....

I could be mistaken here but I believe he was referring to doing bulk REO's in which case it would likely be a portfolio of properties being sold at one time? I'm not sure exactly how you guys do things but could this be how he is coming up to this $50k per closing (the closing being a large number of homes at one time)?

Say that it's the best time to be in real estate because we're working with a thin herd here. All the idiot wanna be's have been flushed out :)!!

I contacted an online school to get the information. Seems pretty straight forward. My husband is interested as well so we will get a discount and I figure we can do better as a husband wife team anyway. Will look at the information sent in depth this holiday weekend and hopefully pay and start the class after the holiday. I am very excited and have thus far learned a lot from this forum. Thank you.

No doubt this is the best time to get in. Not only there are tons of buyers out there for all those "one in a lifetime' cheap buys but if you can make it now, you'll be wealthy in the long run...
