Glad to see you have a sense of humour. I do. I was being a little serious too, but hope I did not come off as disrespectful to you. If I did, please accept my apology. Before I was married I did date a German girl who ironed everything including sweat socks. Also I took German language for 3 years in high school. Frau Nieldemeyer called me Herr Udo (not my real name-we all had pretend names--my other choice was Helmet). "Fuss on dem borden Herr Udo!" She would exclaim. I was not the best behaved student. She made us memorize Oh Tanenbaum, Oh Tanenbaum!

Meine frau komme aus Berlin, your teacher gave you good advice
"keep you feet on the floor", I hope for you that you chose the right women to marry. The point I was trying to make is these people are dam disciplined, when they put their mind to something they will not stop until it is done perfectly. I have a British private school background which had loads of discipline, but it pales in comparison to my wife's.

married to a women and my writing is atrocious at it's best.

I am glad. My wife is strong too, in a disciplined way. I am less rigid. We compliment each other. In my case, like in your case, behind every strong man is a stronger woman. I think that is very true.
I think you are right about the people, the culture. The girl I knew was ironing socks for goodness sake. Now that is discipline. Also the culture I pick up on is very ergonomic driven, very engineering minded. Even the language is that way to some extent. It is a very utilitarian society.
I do not know much about the current politics.
By the way Frau spoke to me because my feet were off the ground. I was being scolded. She was not giving me life advice.

Ja you are right about them being engineering minded, the Chinese have them build their manufacturing machinery, they have the engineers to design it and the machinist to build it. It's one of the many reasons their economy is booming. It's all high end stuff, like dentist equipment, cranes for building high rise buildings, chemicals, cars and other really expensive odd stuff. At the moment China is a huge customer of their products. I dont think Germans buy much from China they prefer products that last for a while.

appear to be intelligent and civilized. How come this fascination with Froy? Maybe I envision Froy to look like Antonio Banderas or something and he excites me... No, my thing with Froy has very little to do with my appearance (thank you) and everything to do with my disgust at the gullibility of real estate agents who believe the fairy tales about this superhuman mythical creature who is not even currently licensed...but let's not mix threads here...

I went door knocking for the first time this past Friday. It was EXTREMELY successful! In the past 3 months I have farmed but received only ONE call from farming. Going door to door, with an unscripted and loose approached worked fantastic. I gained 5 hot leads within nearly 4 hours. My approach was simple and straight to the point. "Hi my names will and I am a local Realtor, I am trying to get out here in this wonderful economy and get the job done... Do you think you could help a young Realtor out?!? Do you know of anyone looking to buy or sell by chance?

Good for you. When I started real estate in 1992 (age 27) their was a major recession going on, going out and speaking to 50 people a day always got me busy, no matter what time of the year it was. This morning I was out from 9am to 12:15pm, 50 people, two leads and yes it's 32 degrees outside. Went out
again in the afternoon for an additional hour.
Keep calling, keep following up, think good things... eventually it begins to happen.

THE POWER OF PROSPECTING THEN WORKING THE LEADS & WAITING!!!!
3 months ago, I sold a corner property on a main road to a past client as an investment. They mentioned to me they'd be interested in purchasing the adjacent properties. I door knocked the block & left notepads handwritten mentioning I had a potential buyer. I received 2 callbacks, and today I listed one. I may double dip this one and if I don't I will surely sell it on MLS. Plus I should sell him another place.
Was I nervous since I haven't door knocked in 10 years? YES!
Was I apprehensive because I didn't want to bother people because I do not like to be bothered? YES!
Was I reluctant because I was already making 100 plus contacts per day and I could confortably hide behind the excuse of being too busy? YES!
I drove 20 minutes each way on top of my prospecting because I wanted the potential results!
That one day alone could translate into $25,000 in gross commissions if I doule dip this one. SOLD.....SOLD....SOLD....$17,000 Gross Commission Boy, sure glad I didn't wait till Stephen (the seller) called me. Guess what he never would have! He didn't even know me! Now he's a past client who thinks I am great and Trusts me. Hope to sell something soon for a $25,000 client! This same week I listed a past client (my very 1st sale 25 yrs ago) for $1,300,000....yes, I have past clients who treat me like family as well. We can work PC/SOI AND prospect to expand our base and our business as well. My name is LUCKY because I bust my butt! Lol! (Agent in my office said I have horseshoes! I told him no! Was simply me, working my plan.)

31-40 = The Million Dollar Pro
21-30 = Looking good. Your in the top 20%
11-20 = Average. (this one has been me and yes it is accurate)
0-10 = Danger level! You may soon have a boss telling you what to do again.
