Happened again today. Agent submits a 71% offer, which is rejected outright. Now he states...

"But we need to have at least a general idea of what they're looking for"

and

"So you have no idea where things stand then? You can’t give me a range of sorts, or anything at all?"

Hellooo, the seller wants something close to asking. Why is that such a hard concept to grasp? This is the same guy that is still waiting for a detailed water and sewer disclosure on an REO-because they are "required by law".

How about telling them that you did an extensive market analysis that indicated that it would sell for $X and the bank, because of your prior reputation for correct pricing, listed at your recommended price. Thus, if they offer full price the odds are good that they will get it unless someone else comes in over list. smile

I have used it before and it has worked. I also throw in that if they look at our solds in MLS they will see that 50+% of our listings go over list price with multiple offers because we are very aggressive with the banks on pricing.

I always say "nobody really knows that answer unil the question is officially asked. You need to put your offer in writing and then we can both find out" My personal favorite is "if God wants me to have this house then I will get it --this statement usually accompanies a very low offer. My answer to that is "He is the seller's God too".
