Does anybody have any ideas on marketing to military bases? I have one real close and in the current real estate market it feels like they are a good target market.

I have tried in the past to really focus on them, but I am about out of ideas. The two primary things I have tried to do is, build a website with good placemnet targeted towards military and trying to get in with USAA preferred partner program. The USAA program has been unsuccessful so far.

Any ideas would help. I am really prefer buyers if possible, but will take anything.

You can work for an office that has a contract with USAA, ie. CB Residential or ERA here, or compete by offering more services than USAA is willing to rebate.

I would love to offer a rebate or something like USAA does, but what I can offer is really limited by state laws. They can do it because they are out of state and a third party.

Credit and income eligible military employees can get $7500 in Georgia down payment assistance, so you may want to check on what they get in AR since the Arkansas program is named Arkansas Dream, much like the Georgia Dream program here. You could position yourself as the source for information on DPA programs. I've reviewed the Arkansas Dream website and you could do so much better with a blog than what's there. There's also lots of content ideas available. Just Google Arkansas Downpayment Assistance.
