I've tried a couple of companies on their free trial basis, but not sure I like the way they work.
I use e-blasts to send updates on listing, price reductions, prospect matches, etc.
Do you use them? Who do you use? What do you like/not like about the company?

I use the MLS hotsheet. It's very effective and free.

I can tell you that the vast majority of agents put you on their junk mail list the moment you spam their mailboxes with your garbage. I would advise you to stop doing it.

Eblasts are so last-century. I agree with Navarac. They're spam and will just irritate your audience.

I had a seller once ask me to do them for a price reduction and I explained why I didn't - that they just annoy the other agents and that most agents aren't sitting on a bunch of a buyers waiting to be notified of listing activity with an online flyer. I also told him that if I thought an eblast would WORK, I'd be all over it; after all, I want to sell his house as much as he does. That almost always works - because it's true.

I agree with both navarac and Jennifer Allen. Any agent that sends these types of emails to me is reported as spam.

It's interesting to read the prior comments. In my market (commercial real estate in eastern PA) email blasts are commonly used and widely accepted. It probably works because the commercial real estate community in any market is much smaller than the residential side, and most brokers know each other to some degree and see a value in being updated on availability in the market or annoucements on which tenants, for example, are going where.

So buyers agents who showed your home 2 months ago, how do you notify them of a price reduction if not an e-blast? Do you just sit by and hope they pull the MLS again?
What about broker open? I use e-blasts to announce a broker open to anyone who has the home on their prospect list, or anyone who has showed the home, etc.
Our MLS doesn't offer any broker open listing, I've called.
And honestly, when I receive e-blasts, I always look at them. I wouldn't if I had to open a link, but since it's all right there, I look, and have even forwarded to a buyer on occassion.

In my experience, in today's market, buyers know very well that they can "make an offer" on a house they like. So, if they saw your listing, loved it, but thought the price was too high, they probably would have made an offer on it anyway. Obviously it wasn't out of their range completely or they wouldn't have looked at it at all. So, notifying the agent of a price reduction may give the agent something to call his buyer about, but probably won't inspire the buyer to go back and look. And that's assuming that the buyer's agent doesn't consider it spam and delete it automatically.

I can see using eblasts for Broker Opens. I worked in Denver as well, and that was how I usually found out about them. Even attended them from time to time.

If YOU read eblasts and think they are valuable, then it might be wise for you to use them in your own marketing. I always advise agents never to do marketing that wouldn't work on them or would annoy them... so if eblasts work on you and don't annoy you, blast away!

They work well in commercial real estate but it is a totally different arena than residential for sure.

Most agents who care about selling real estate read the MLS hot sheet every day. People - buyers - who are on auto emails will get an alert if the price change makes the home fit into their search criteria.

I will occasionally send out an MLS email to all members who choose to read them, usually a week or so after the change, as a gentle reminder. Some agents read them, if you actually use a clever subject line.
