I'm curious to know who actually makes money directly from their website? Are you getting buyer leads, seller leads? How many people actually visit your website every month?
Anyone want to share? Or do you know of anyone?

I know for a fact that Eric Bramlett in Austin makes quite a bit of money from the leads his website generates for him -- http://www.ericbramlett.com

I'm not a realtor, but I've been an SEO consultant to several real estate agents. A current real estate client of mine for about 3 years gets several leads a month, mainly buyers, and recently closed a deal on a $750K house from a web lead. He averages about 150 visitors a day and most of it is search engine traffic.
I'd prefer not to disclose his business information due to client confidentiality, but feel free to PM me with questions.

I get 20-30,000 unique visitors every month. Leads range from 5 to 50 per day with an average around 20 per day. Last year my sites brought me around 7 million in sales. My sites have been generating over $100,000 in gross commissions per year for at least 10 years now with the exception of 06 and 07.

I generate 60% of my personal business through online marketing (the other 40% is through past client referrals.) My traffic is anywhere from 300-500/day, depending on the time of year. We generate 10-20 leads/day (need to get the conversion up!) The sites generate 3-5 transactions/month (again, need to get the conversion up!)
We do generate seller leads, but not nearly as many as buyers. Probably 1 solid listing per month, with countless buyer leads. I'd love to crack the seller online marketing technique (I think online needs to be coupled with mailers.)
The biggest producer from online leads that I know is Mitch Ribak in Florida. Mitch did 200-300 sides last year. It all boils down to real world conversion - if I had his conversion rate, I could do it (anyone here could.)

Dang. That's good. awesome. I didn't quite make 100K in gross commissions last year but I made a lot of money for my area. I think it was about $60K gross - not bad I guess considering I've only had my license since 2007.

I get at least 90% of my business, I'd almost say 99% but I do get office leads...so - let's say between 90-98% to be safe... from my website and/or blog. I get both buyer and seller leads, but more buyers than sellers. I don't really know how much traffic I get per month, I usually don't have time to stop and check it. LOL. I get leads every week that eventually turn into clients so I'm happy. Do you know your leads to contracts signed ratio?

if you are correctly marketing yourself online you should definitly be able to make money online...not super easy and like any other form of marketing it just takes a bit of time. I've got a couple newer sites (a few months old) and am starting to turn some business from them already.

I'd like to say that I really don't care much about tracking lead/conversion rates on my internet leads because I'm not paying a dime for marketing other than my monthly hosting fees. So dead leads cost me nothing but a few minutes of my time....except for the looky-loos who come up and look at 10 houses and then decide they don't want a vacation home in the Poconos after all...or they decide to "wait" a year, etc. I will say that a large number of my internet leads end up making appointments to see property. More than enough end up selling that it keeps me in business.  I suppose I could set up an elaborate spreadsheet system and track it all but I really don't have time to be bothered by such nonsense. I don't need to know....I function quite well without that knowledge.
