Your question was "what should I do to increase traffic" so let's look it from an SEO perspective.
First, unless you service the entire state of Arizona, you should focus your emphasis on your local area which will result in less competition and better targeted visitors.
Second, your meta title and description (for homepage) are redundant. Yes, you do "short sales Arizona" but you can better optimize your site to use additional keywords (you don't get brownie points for using the same kw's over and over).
Third, your interior pages don't have a meta description. There is no possible reason to omit this.
Fourth, you have 6 H1 tags on your homepage. That does not carry well for site structure.
Fifth, you need more content. Content is king. Incorporate a blog to your site, it will allow you to put fresh, unique content on your site that will: 1- make the search engines happy and 2- provide visitors with updated information.

Clean looking site. One thing that probably stands out to me the most is the ability for live chat. I have been looking into this a little bit for some of my own site, but as of this second I do not have all of the proper systems set up to where I could actually have someone full time as an assistant to cover that as well. Good stuff - keep up the site stuff, its looking good.

Nice simple looking site but there really isn't any to help you convert leads....
If you want success on your realtor website, you need a property search. You also need to narrow down your focus... AZ is to broad.
Unless you don't care about organic traffic, a site like this will hardly generate you any traffic...other than people reading this forum lol. Like someone said above, install a wordpress blog and talk about local "short-sale" talk.

I like the color scheme of your site - very simple, clean, and I like the margin that brings more focus onto the main content.
What I also like is the picture with the highway signs. If you could make the green signs a lot bigger and clickable to their respective pages, you would have an AWESOME click-through.
I like the contact number at the top right, very visible. I recommend moving the live chat button right below it for visitors who just want to chat online.
You also may want to experiment with the "Click to get started" icon, possibly with an arrow. I didn't know it was clickable until I hovered over it and tried.
Overall, pretty good work, still have other recommendations, but those should give you a good start :)

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
