I'm a new agent and would like to know what questions to ask when I bring a client in to look at new homes. I know to ask what are the benefits to using your lender vs an outside lender but what else?

I would ask them for referrals from past projects. I would also want to know the status of their license (if your state requires builders to be licensed) or if they are certified.

Go to your state's Better Business Bureau and see if they have a file.

Sometimes, the inside lender will pay part of your client's expenses if you use them. If the lender offers no money for expenses, have your buyer shop around.

You'll want a list of included features to help you compare apples to apples. Also, I would find my own lender. Many times the bonus that they give you is just enough to cover their inflated origination fee (or other fees).

As far as Virginia goes...builder give additional incentives to go with their prefered lender. From builder's prespective financing issue will be 1 less thing to worry about. I always ask my clients to call their loan officer and check for the rates.

The other big advantage in our market is most builder's lender iwth let buyer lock in for 365 days with out any fees/some do have small fee with 1 or 2 adjustment in the rate.

Apart from that what shoudl you ask:
1. Features the community has
2. Any proposed highway or major roads
3. HOA fees and what's included
4. With home what are the standard features.
5. Option list
6. Warranty Prg.
7. Delivery time frame
8. Before my client sign the contact I do want them to go and see the actual site and how the house sits on the lot.
