I have just started reading and studying up on seller financing and I was wounder does this really work as smooth as they say it does and can someone explain the basic process of it to me.

Use the search feature to find prior discussions on:

Owner Financing;

Rent to Own;

Contract(s) for Deed; and

Land Contracts.

They've all been discussed before, individually, or in unison.

Remember to place "multi-word searches" in quotes.

Hi there! Seller financing is awesome! It can be beneficial for the sellers (in the sense that they can sell faster without dropping the price) and beneficial for buyers since they don't have to qualify for or obtain a conventional loan. Very nice article. I've purchased most of my investment properties using seller finance. In my area, it seems most tired landlords owning the property "free and clear" are more acceptable to this concept. It eliminates property management, provides a monthly income, and I think they can prolong or spread out the capital gains tax. This is my experience as well...that is, landlords who own free and clear are more likely to be agreeable to seller financing (mainly because they don't have to worry about any mortgage due-on-sale clauses that a C/D may trigger), and a side benefit is that the seller gets steady monthly income that is nice and spread out (attractive for tax reasons).
