Is a door knock with no answer, but a flyer drop considered a contact? Is a cold call with no answer or voice mail to hit considered a contact? I am sure the answers are somehwere in the 40 plus pages of this super cool thread, but I'm not finding it. On a side note, what a GREAT thread! Thanks lucky and everyone for contributing!!! That's a good question. A contact is to a decision maker or an adult at the very least. Your Welcome.

Lucky, I wonder if you have tried varying the scripts, or if you go exactly with the Mike Ferry suggested approach? I have taken a number of MF courses over the years and bought the tapes (remember tapes?) and tried the approach (years ago).
Personally I found the scripts to be fairly blunt and somewhat offensive so I changed them and was actually getting a better number of appointments using a different, softer approach.
I don't cold call any more, I rely on my website for business, but I have to wonder if you applied the same drive to a different script if you might get a better response.
We used to track appointments per 100 contacts and I would average 2-3 per hundred with a less blunt approach. Could have been a different market

Mainly to save time because of the volume I require, I cut corners. However, the scripts are very effective and worth memorizing. I still use them at will when I generate a lead. They are on point and professional. Just have to make rhem your own. How do you take listings from a website????? Can u teach me???????

No I switched to concentrating on Buyers (its a buyers market after all). You occasionally get a listing lead but the vast majority are buyers.

No I switched to concentrating on Buyers (its a buyers market after all). You occasionally get a listing lead but the vast majority are buyers. I understand our markets are different but don't buyers need to buy listings? Could one not simply prospect for the sellers who MUST SELL and are willing to PRICE IT THE LOWEST?

The numbers you post are horribly wrong, even a "Special Flower" like Navarac knows this.

Hunter. Hunter, The numbers aren't wrong, read my post, I was doing it years ago and it was a very different market back then. Prices were going up, people were making big money, and a lot more people were selling. My point was so much about how many appointments per call but that I was getting a much better (2X better) response using a script that wasn't as blunt as the Mike Ferry approach. Back then, the Mike Ferry opening line was "When are you planning on selling?" and a fair number of people would just hang up or yell at me. We counted appointments as meetings with prospective buyers or sellers, and some were people that the contact knew, not just appointments with the actual contact. Because I wasn't stuck in a scripted format I would frequently uncover someone who was typically older, lonely and a long time resident who knew everyone in the neighborhood and would be a fountain of referrals. I know you are pretty sure you know it all, but there are a lot of different ways to skin the cat. My point was, the results seem kind of low for the number of contacts, maybe it has something to do with the script.

Deepsea; I know you weren't exaggerating but if added in every single little meeting with a buyer, seller, evaluation, little old lady etc. my numbers would look a lot lower. My numbers are on a qualified listing appointment only....someone that must sell & knows where they are going and must be there in a specified time frame. No "dropinskis" as we call them. They have to sell & when they LIST....they sell 99% of the time. Let's say the average street has 100 homes on it, you contacted 37% of the homeowner (my 10 year agerage)or 37 owners, with your numbers, if those appointments were actually going to list blended with my qualifications (ie:list in 30 days or less), we would see for for sale signs and sold signs popping up every day on every street, since you quoted you went on 2-3 appointments from 100 contacts. Sure, in an Ultra hot market, that kind of activity and everone getting rich in real estate it my actually look like those were trackable numbers but in reality they are not. I don't consider going to see a lonely old lady as a QUALIFIED listing appointment. If it were possible to go on 2-3 listing appointments per 100 hundred contacts....I would be taking 1-2 saleable listings per day and be a very rich man. With all due respect, the scrips work phenomenal, you are right, they are direct and blunt, so they can be softened up with a little rapport in between if you wish. It's not the scripts that are failing at all. It's how you are tracking the appointments. I QUALIFY HARD b4 going out and would not go on 1/4 or more of the appointments you were counting.
