A builder, rehabber recently asked us to look for a commercial unit for use by a doctor. Our sponsoring broker in New York, mentioned that we have our work cut out for us and that an agency disclosure form is needed for this purpose. He stated to change any applicable terminology from residential to that of commercial. I addressed the question to the builder of whether the builder is a buyer or buyer partner and so far have received no response back. Any suggestions on how to safely and correctly handle this situation? Much appreciation. rpg

Familiarize yourself with the Zoning Maps for the communities that they will consider and then evaluate the listings for land and structures located in Zones which will automatically accommodate the activity of the Doctor, or require only a minor Conditional Use Permit. Don't waste time where a major Zoning Variance will be required.

Depending upon what the Physician's specialty is, they may need to have hospital privileges and be within certain proximities. Where are the other Practices or Clinics like theirs located . . . . and why are they there ? That, in itself, could provide you guidance in where to look.

Hello Vermont! Thanks for the very valuable and prompt advice you have offered us! It is very timely and sensible, and we will apply it. While we are thoroughly prepared for residential areas of real estate, this request came with total unfamiliarity to this realm of real estate and will need to be careful as we go. If your broker does not handle commercial or does very little of it they need to bring someone in to head up a commercial division with experience or if much of your business starts to be commercial you need to go to a commercial only real estate company.Their you will receive proper training and guidance to go to the next level.

If you are at a brokerage WINGING IT to do a commercial deal you will be eaten alive.If you think residential is competitive commercial is where the big boys and girls play.Big deals,big money,big players................

Thanks super realtor! Very sobering and realistic sounding advice! I'm going to talk with the sponsoring broker to determine if this is the right direction to take. He did ask if there was a close relationship with the individual. I know the person rather well, but so far he is not divulging the source of buying. It was a happenstance meeting with him the other day. Our choice was not to go into commercial until we had met him at a restaurant and been given his request. He did mention that the original deal of some $800,000 had fallen through, whatever that may suggest. Will proceed with much caution. May consider working with another agent experienced in this field if its even worth our while.
