I like the "Knock Down Gorgeous!!!" part. Never thought to use that instead of "This house is a teardown".

I had a bpo where the structure had been in a fire and the only thing left was the face of it. The bank wanted me to value it for land only. Which wasn't a problem, but the bank didn't own it anymore the city did. What's even funnier is when the propety sells and they don't even know it.

Did you get paid for it ?

This reminds me of the ONLY BPO that I have never been paid for . . . . one I did 16 years ago for CARTEL ASSET MANAGEMENT, Inc. (Westminster, Colorado) where the Subject had gone up for Tax Sale and was then already owned by a totally different Party.

I prefer this to those listings where the agent puts in the MLS that conventional financing is OK but when you get there it is obvious no loans will be written on the property.
