I love this kind of stuff. Froy and Catalina's current address is 17105 Parthenia St, Northridge Ca and Century 21 La Hacienda is 16909 Parthenia St Northridge Ca about 0.3 from each other. I was able to find the website for the office and have contacted them through email to see if the is true or not..I hate to say it but I didn't see any fancy cars in the driveway thanks to Google maps..kind of scary.... Huh?

I must say that after reading this thread I fell over laughing you guys are great. At first all I could think about was the Where is Waldo books and how much fun I had with those. Now this has kept me guessing longer than any book I've read lately...Oh.. OMG! I need to get a life!!

What's the URL for that office website? I did a search on Century21.com and while I found the office name, there is no website for them.

This is a good thread..LOL.. please dont judge me for the following comment but i was at a mike ferry conference in San Jose..in late 2004 or early 2005.. Mike ferry introduced a guy named Froyo..he said the whole name.. but being new and nieve I didnt know who he was.. people around me we making comments.. like " oh.. thats Froyo.. or whatever. making a big deal out of his volume.. matthew ferry was there in the second day.. I believe this was a 2 day conference.. anyway... Froy rode in on a white unicorn.. playing his flute made by mike ferry.. agents were chanting.. amazing.. lol .. no really.. he is a real dude.. as introduced by Mike..I cannot remember details of the individual as i was in a sea of seats and realtors..its been 5 years.. but his numbers.. productions.. lack of MLS info.. non active license.. no area title reps can vouch.. I didnt know he would be such hot forum topics..

I found the information about the company on the website for C21, but the website for that office was not working. What I found that was interesting is that there was only one agent in the entire office who had any listings. That agent had only 2 listings..I own a real estate company and there is no way we could make it in an office like theirs with only one agent pulling in the money. The other thing that I found interesting is the market in that area!! This is a market that is still doing fairly good in regards to listings and pending..why would this office say that it is not pulling in that much work???

This froy guy begs the question.. how can a guy do so much volume.. and not be on the gride- MLS- active Realtor- stats on any reliable site.. nothing.. i love it. OK.. so going off the gride.. dump the following or never sign up in the first place.. IN CAlif that is. NO.. NAR, CAR, MLS .. no active license.. gets clients to write the contracts.. be a priciple or middle man, someone else writes contract.. whatever.. you collect salary or consulting fee from outside corp.. NOT UNUSUAL in commercial deals without respa. So how do I really go off the gride.. use outside title companies.. maybe a couple so title reps dont beat you up for business and spread the word about your volume.. Ok ..lets talk

Mindsub you have to ask yourself what am I will to live with at the end of the day? I have asked myself this many of times what is it I want to deal with in this market. Ok this guy is suppose to blowing the top off of this market, but let's be real it's a short sale and REO market and not what it use to be!!! Can I run out and knock on ever door to see if their a short sale or not..no So who cares about this Froy guy he is not bringing in the numbers he use to when Mike Ferry was bragging about him!!

froy- Ok.. create a corp or him as an individual..he dosent apply for any NAR,CAR,MLS or anything that makes you abide by rules-bylaws..U get a DRE license but its not active yet but you still have to disclose you r licensed..correct?.. you get software that gives you a MLS..get buyers and sellers together (data base) So, negate the DRE license for a minute. You get buyers and sellers together.. really investors that want to buy properties.. So.. outside of escrow Froy gets both the buyer and seller to agree to a consulting fee or finders fee which is not illegal in california. The investor writes the contract.. the seller signs.. in NORCAL escrow-title only knows about the parties involved in the contract-which are BUYER SELLERS. Fees can be negotiated outside of escrow-title. Finders fees or consulting fees amounts can vary from any percent or flat fee amount of purchase price. OK .. lets say the seller agrees to 2% and the buyer agrees to 2% of a total of a total purchase prine of 400k. cant his be done.. is this done now with buyer seller contracts?

Froy's license is active he is just not working for a broker at this time. I have talk to the Century 21 down there and they have said he is not working for them and would not like to be contacted anymore. So I am not sure where to go from here, but you know i will not let up until I have found the answer.

I could bet the farm I saw Froy at a Subway Tuesday 2 weeks ago, the first of the month. He was smiling and doing the $5 foot long song with the employees. Mike Ferry was waiting in the van (I think he was on a call).

I saw Froy yesterday in Troutsville Virginia. We stopped at a Cracker Barrel and lo and behold, there he was, selling one of his LA properties to a nice little retired couple while they ate their fried catfish and biscuits. Froy didn't care for the Sawmill gravy, unfortunately, he had more tables to work before he headed back to the streets of LA. Even on vacation the man is a powerhouse.
