Is ther anybody else in here sick to death of greedy nationals. I constantly get asked for more and more work with less and less pay. And now they decided to shorten the timelines. Brett has to be the greediest person in the world. They have never had a pay raise in the 5 years i been with them and its gone from 25 pics at a house to 60 with action pictures,complete detail clean of the property from the roof to the crawl space and now they send some stupied inspector they get for 9 bucks to pick everything you do at a property to death. They continuously drive the price down and they are charging more to the client.I know this from speaking to a client. Cyprexx came across to me like they needed to be competitive and drop the prices but when i spoke to a asset manger they are inflating prices 60 to 80% over instead of the 30% thats in the contract. In the meantime they expect me to clean some mess up with 80 cu yards of crap and 4 ft glass on 3 acres for 900 bucks when they are charging the client 3250. I am starting to learn, work with the realtors and do the job for 2500 and take no pics and avoid the crap and get paid alot fast not 60 to 90 days.

This is my biggest complaint. I have been doing this since 1997 and have seen client after client go to the national vendors only to see their rates shoot thru the roof. I recently started going directly to the local asset managers and selling my service to them for a much lower rate, but still greater than what the nationals pay their vendors. All the national PP companies are, are a bunch of nine to fivers that work in a cube a thousand miles away and intercept the phone calls from the payer to the worker. My company motto is "We wear workboots, not wingtips"
I have been beating out these same nationals and stealing back my clients that they stole from me. In fact, the asset managers will call me before they even call the RE agents. If they can send out their slick salesmen to steal work from the real professionals that do it, then why can't I, a real professional, steal it back? After all, I'm the one with the insurance, licenses, tools, contractors etc...If you want to replace me, you'll need to replace me with a plumber, hvac, electrician, contractor, laborer...not to mention the thousands in tools and equipment. But to replace a cubicle jockey at a national, all you need to do is give them their time card and show them where the break room is located.

What I don't understand is that the AM would want to work with a National company instead of local compaines. We have 65,000 grass complaints in the city of Memphis. People are complaining about grass cuts and the city stated they can't get to all of them. If they were not assigned to National companies I do think the list would be shorter and would helf communites.

I am getting completely fed up with their antics. Everyday it's a new thing. Maintenance is asking for the world and not accepting the smallest of bids. Plus its slow as snails

I am a listing agent, and I think the "inspectors" are a useless redirection of money that should be going to the property preservation vendor! If PP doesn't do the job right, I will notify someone. Cyprexx doesn't have to pay someone else to "inspect." In the days before this "inspection" idea came up, I had very good results when I simply called the local vendor with my concerns first and then escalated to the company only as a last resort.

I agree about the inspectors. I ran into an FAS inspector last month while I was making my weekly inspection. This was a property that I had been complaining about to FAS for a month about trash and debris blown up around the front door and around all the plants in the front yard, weeds, etc. I asked him if he was going to do anything about this situation and he said, Oh, like he didn't even notice it. He then took some pics, sent them in and the place finally got cleaned up. My point is that this inspector was doing nothing about the problem until I told him to. So we have to supervise the inspectors who supervise the vendors.
