I'm in the process of dumping some personal inventory. I had an ad start today that read:

Lease/Purchase, 3 bedroom 2 1/2 bath, over 1,600 s.f. of living area, new carpet and paint, $1,625 monthly plus deposit. MUST BE ABLE TO PURCHASE WITHIN 6 MONTHS from start of lease.

Most of the calls I got today started with, "Do you take section 8?". Unless the govenment has come up with a new program, I think it may be a bit difficult to qualify for a loan......just a wild guess....lol

CandyMan, be careful putting ideas out there - the government just might take you up on it and come up with that program. After all, isn't everything going to be free in the future? If the government will pay for the rental, couldn't they just go ahead and pay for the purchase? wink

They used to have a program back when I first started in this business......Farmers Home Loan......It may still be around today.....I'm going through my pre-retirement program....lol.
This economy taking a dump like it has makes one have to re-think the whole retirement process. I'll never quit working which kind of ticks my kids off....just want to have the choice of not having to work. I said last year I was cutting back on my hours. If you could see what's currently on my desk, you'd say "you lie"......Every time when one of my son's heads over to the "sand box", my overhead always seems to increase.......no big deal.....just have to constantly make adjustments.....adjustments?......now I know why I like doing BPO's.....lol

It was the Dept of Agriculture's Farmer's Home Loan Administration (FHmA), it was renamed to avoid confusion with FHA, as Rural Development, but it's still run by the USDA.

I think FHmA Loans were about the last Assumable Mortgages to bite the dust. They're probably all run out by now.

Candy - not only in ads but also on sign calls. My sign clearly says - smack dab in the middle "For Sale". I get at least 4-5 calls on my listings - How much is the rent? I have given up - I do not return the call. If I happen to pick up - I am nice - but short and to the point.

Too late, there are actually section 8 purchase programs available through hud. Google it. Pretty scary....
