As the seller’s agent, we also have some specifically worded clauses that we recommend be inserted in your offer, that you can eventually “waive” from your offer, so that they go poof, gone, disappear, like they never existed, to speed up the progress of your offer.

As the seller’s agent, we recognize that there are other clauses, but they would only impede your progress and/or the acceptance of your offer, believe me, I know what’s best for you. But you didn’t hear me say that, did you?

The other side of the coin is the current practice for buyer's agents, in that they earn nothing until there is a completed transaction, and this raises a dilemma for buyer’s agents, on how they are to earn a living, if they do their job in the way they should and are required to do and expose all the risks and negative features concerning a property, which they know will be unacceptable to their buyer client.

How many properties will a buyer's agent continue to expose in a due diligent fashion, bearing in mind that they too, all have their own expenses and families to feed and house.

Maybe, it’s time, buyer’s agents are justly compensated for their time, knowledge and experience like other professionals are.

Buyer’s might also consider, that you only get what you pay for and if you pay nothing, that’s more than likely what you will receive, human nature being what it is.

Then, maybe some buyer agents will not be saying to their buyer clients “Great Choice” “ A bargain” This one won’t last long”or “You don’t want to lose this one”, sign here.
