How to go from Residential to Commercial broker?

I have been reading A LOT of posts from Super Realtor who really talks up and encourages commercial over residential. When I was first licensed, I was certain that I wanted to do commercial, but could not get my foot in the door anywhere. It's like it's a "good ol boys" club, and it's all about who you know!
I welcome any advice on ways to break into commercial?

Well I was around the same dilema of going residential or commercial...superRealtor really filled me in and after 5 months of grinding it out strictly in commercial i'm starting to get into the groove. www.CCIM.com would be great intensive training education. pros: don't have to work much on weekends, so much more potiential,deals are going on all season long, and yes its always a relationship business but you have to the knowledge first. Work for a commercial only firm. unlike those resimmercial agents,focus on specializing in one type of property. its takes full time dedication plus ask yourself if you have financial reserves for at least 6-8 months to carry you thru before making any money. Startup cost is expensive for me intially but this is an investment for my future. hope this helps before you take the leap.

This is great information. I am young in this business and am currently in the residential real estate. I have always thought about commercial.

I would think long & hard about trying to get into commercial real estate today. There are some major changes coming down the pike, which could make it significantly more difficult to make good $$ in commercial real estate. I don't know why the government is going after commercial real estate.It's the one thing that can turn the economy around.
I 100% agree with you Super Realtor! We need renewed growth in the commercial sector to help increase jobs to get this country back on it's feet. The more barriers and regulation the government throws at us will only hinder the process.
