2500 per . . . . what? Density per Square Mile? Census Tract?

I think it varies by Mill.

from an old post :

If they sell fruits and vegetables at road side stand .. It’s probably rural … and if payment is made by the honor system .. It’s rural for sure

If there are more then 2 dudes dealing drugs on the same block its … probably urban … if there also hookers on the same block .. .. It’s urban for sure

If there’s a full size SUVs in every driveway with a bumper stickers proclaiming their child to be an honor student it’s probably suburban …. If there also a BMW in the driveway with university alumni license plate frame on the tag .. It’s suburban for sure

If I can find 6 comps within 1/2 mile --- urban. If not -- suburban ;-)

Suburb mostly refers to a residential area. They may be the residential areas of a city, or separate residential communities within commuting distance of a city.

An urban area is characterized by higher population density

Here Pizza comes by UPS or Fed-Ex.

I tell the Mills that if Moose periodically saunter down Main Street, (as if we had Streets) then it's Rural. Then some Mills invented "Extreme Rural" and "Recreational" for some of the Towns where we only have geography; but No People. In those Towns, the adjoining jurisdiction administers the Land Records, because tain't no one else around.

Urban and Sub-Urban I don't know. I'm just guessing that one's more dense than the other . . . . kind'a like people.

If the Pizza Delivery guys don't service the area it could be VERY urban.

The Mills I'm familar with go based on the Census criteria;

'An urban area is defined as a Census Block Group with a density greater than or equal to 2,000 people per square mile, a place that has a total population greater than or equal to 100,000 people and a density greater than or equal to 2,000 people per square mile, or a place that has a total population greater than or equal to 200,000 people.

A suburban area is defined as a Census Block Group no more than 30 miles from urban areas or a Census Block Group with a density greater than or equal to 500 people per square mile and less than 2,000 people per square mile.

A rural area is defined as a Census Block Group with a density less than 500 people per square mile'

Mmmmmmm - pizza. Now I'm hungry.
I think Bonefish hit it right on. But of course so did Grampa.
I have never really worried about census numbers, thats a lot of thinking. Its urban to me if there is commercial and residential in the same block, suburban if it is a neighborhood of homes, and rural if I hit gravel......oh and if my GPS just starts flashing a question mark.

Wow, that could apply to some places within the city limits of Detroit these days....

I don't live anywhere near Michigan, but I visited relatives a while back who live in a suburb of Detroit and they took me on a tour of the deserted neighborhoods in the city. Spooky...

Yeah well... Think of it from my perspective. I can only go off a map to see if it rural/urban/suburban. Sometimes I get lucky and the agent will write it in for me if the comps are outside of proximity but most the time I have to do the pinky test. If I can put my pinky on the map and not touch another house... It's Suburban. Not exactly the most scientific way but hey, a girls gotta do what a girls gotta do.

In a rural area, how long it takes to get somewhere is measured in six packs.

(Ex., You) "Hey Ed, how long's it take to get to yer cabin?"

(Ed) " Oh, 'bout two six packs"

(You) "oh."
