Hey Crazy2,
Spoke to my dad, retired advertising exec, to try and figure our what was wrong with my numbers, he recons my skill set is rusty and I'm still in re- learn mode, need to ask more questions and get better at listening.
Don't let my numbers discourage you, normally 12000 doors knocked on equals 12 deals. We have a team in our office that makes buckets of money, I asked the owner if this ever happened to them, SHE SAID IT HAPPENS TO ALL OF US.
Hope you did your doors, I did mine this morning.

Hunter- My mom used to say that you get x amount of points for every cold call, x amt for every showing, x amount for every open house, x amount etc. and that a certain amt of points equal a transaction. She also said, they can accumulate and if you don't see the transaction when you think you should, keep working and you'll end up with 2-3 and wonder where they came from. I know the logic is a little simple but I found it to be true. Of course we have to do like you're doing and tweek things and be on our game during those point activities .
Have you ever noticed as soon as a house goes on the market, another one in the same neighborhood goes up with a different office within a week or two? I'm thinking those would be good doors to knock with info about the new listing ( not representing it as your own ) but a door dialog.
This thread has inspired me. I need to quit reading it and apply it..lol one difficulty that I have with door knocking or cold calling is that I don't know what to bring with me when I door knock or what to offer during the cold call. So, I'm stuck in getting ready to door knock or getting ready to call. Any tips appreciated.

Some thing positive,
This month I knocked on the door of a retired real estate manager, German guy, who had been in real estate for 40 years, last 20 years as a broker for a large company.
He said you only need two things to be successful in this business
1) Maintain a positive attitude.
2) Prospect every morning.
That's it.
Hey Crazy2, Every year I add up my numbers and it works out to 10 - 12 people equals 10 - 12 deals, kinda embarassing but true, been this way since 1994. One year did 18 but that was an exception, actually I have more than one good year, but the basic's above are steady.

Thank you for the reminder, it's all in doing the basics and eventually it comes together, like eating an elephant one bite at a time and each action does not go unrewarded. Your mother is absolutely right, important to keep in mind for your sanity.

Great idea to knock around new listings, neighbors are always curiouse, gives you something to talk about, I have actually sold one to a renter, was not my listing.
As you say it's easy to forget the big picture, and focus on some stupid detail.
Are you doing your calls, or doing some of the basics everday.

I didn't have any money to buy stuff when I started 1994, I just used Mike Ferry's script and tried to talk to 50 people a day. This always got me busy, and one deal can lead to something else. I could'nt maintain this when I got busy.
In a perfect world if we all spoke to 20 people a day or 100 a week, life would always be good to you as an agent (annual average), I tend to be a sprint worker and not a plodder. But if you have nothing to do you should double these numbers or more and inspect product till you get busy.
If I spoke to 50 people at their front door I was tired and felt good about my day plus didn't worry as much. I knew at some point something would happen, just by being exposed to so many people.
At some point after a few years it sort of takes off all by itself.
For the last few years my quarerly maillings to my data base has kept me in business, with the occasional top up of prospecting. Now I'm doing a major top up.
Lucky has reminded me to go back to my old numbers goal, have for the last two days and it's taking me around four hours to get it done, I am not finding this easy to do in very hot weather, If I had been consistant with two hour in the morning I would not be dealing with this.
When I got some money I printed up a newsletter and took it around with me, not using Mike Ferry's script, just saying hello and giving my newletter. It worked if I did a lot of it.
Your showing up at their door is a gift in itself, just smile and be friendly, It will make some peoples day.
If I had too do it all over again, I would just get to know more people and stay in touch, this is civilized.

I owe you an apology, didn't realize that you worked N08, not Adil's world at all.
Further back in this thread you wanted to know how to secure a listing that you really wanted. I call them when something relevant has been listed or sold on their street or very close by.
This takes a lot of time but works very well and they appeciate it.
Puts you above the crowd when its time to list because you have done the work.

How many of you door knock on a regular basis?
Sorry for all the posts, I'm a bit obsessive and my wife is in Germany for a months holiday, she says if I'm not making my calls that I have to hop on a plan and fly over there, she is missing me, this is good.

This four hours of door knocking is tiring, you wake up in the morning and feel like you have drunk 6 beers the night before, my body is not used to this. But I know if I dont do it the Grim Reaper will be coming for me. Today I'm going to shoot for a 2 hours, the thought of 4 hours is freaking me out. Combination of lots of stairs and high heat has left me a bit drained.
This reminds me of this Eastern European guy that drops of flyers in my area, very philosophical guy, he says when he drops of 800 flyers (6 Hours) he is not tired, but when he does 1000 he is tired, finding the balance.
Once door knocked a very pretty girl, I asked her if she had a boyfriend, she said she did, so I said if at some point she was not happy with him to give me a call. She called 6 months later, I told her I had met someone, she started crying on the phone I felt bad and didn't know what to say to her.

Then of course you would have to do all your follow up calls as well, I don't think you would need a very big data base to get results.
But you had to speak to 50 girls every Saturday till you got a result. You would not be single for very long.

Sorry I offended you, just having fun, I use some of Mikes stuff, but not his prospecting scripts.
Went to his Action Workshop in the mid 1990's, the guy was calling us all kinds of names, morons, idiot's,... I thought I'm going to go up there and punch this guy in the face, but he always had his panel of experts close to him, they are not experts but BODY GUARDS, if you attack him they will step in and mess you up. Mike knows people want to take a shot at him so he keeps these guys around. (yes I'm a hot headed Irish guy from South Africa)

Hunter- NO... I'm frustrated- I have a day full of appointments/ property inspections till early evening.

I only track contacts. That's what counts. I count attempts as feedback for my pace/speed.
Since back from the retreat, I have been making a gruelling 200 contacts per day.
I want a HUGE slingshot of business, listings money, into 2011.

Nope, I do not make cold calls. Ever. Never, ever, ever. I find them yucky and distasteful and I never appreciate when I am the recipient of a cold call. When I am home, I do not want to be bothered or interrupted. Ditto on clowns who knock on my door uninvited...knocking on my door peddling religion is just as annoying. Knocking on my door asking for directions is OK, or giving me a free half gallon of Schwann's ice cream in hopes of signing me up as a customer is OK too...but all others - if you're not invited, don't come to my house for any reason. Unless you're a kid selling candy for school. And it has to be candy, that I can consume right on the spot... not this wrapping paper or candles crap or donuts or something you have to order... That said, I do not consider calling expireds as "cold calling." They are warm calls and I will make them...but only on listings that I like. Many of my listings come to me. My buyers all come to me. I like it that way. (And I have plenty of business right now; I do well and am pleased with my business.)
