I'm considering paying the $10 per month for a basic Point2 site in order for it to syndicate automatically on Trulia, Zillow, etc. I have done it myself manually but it's too much of a pain and Zillow isn't going to allow you to post for free anymore UNLESS YOU HAVE 50+ listings. Which I do not have nor do I want that many.

My motivation for doing this is because Weichert syndicates all of our listings for us but then when a consumer clicks "Contact Listing Agent" they are given the Weichert 800 number....which means they go to the "lead center" who will then "find a local specialist" to take care of them - it will not go to me, and if it goes to someone in my office they have to pay Weichert a 35% referral fee in addition to the 8% broker fee we all already pay them.

I want my OWN entries to show up first so that they will contact ME. Actually I think it would even be okay if it were my actual BROKER's info showing up and they got my OFFICE info - I don't care if they contact another agent in my office; I just think it rots that corporate is going to take an additional 35% of my own listing.

Yes, I know this is the norm for franchises, and I'm not going to quit and work for a mom and pop; I love my broker and my office; just not too crazy about Weichert gouging us on our own listings. I'd like to trump them w/ Trulia and Zillow presence if posible. I do not have enough "clout" on my own.

So my question is this: is the Point2 syndication worth it? Will I see my listings come up

I love my Point2 site. I have had it for 7 years before they got big. You can run an entire brokerage on it for about $125 a month with as many agents as you want.

Hey Perky Realtor,
Did you decide to go ahead with the POINT2 website?
If so, how is it working out for you?
I'm considering it myself but am a little reluctant because I can't seem to get answers to my questions so far which is not a good sign.

Nope, I didn't. My thinking is that I an't fight city hall...Weichert.com will still probably rank above my own listings on there simply because they have a lot more clout and financial backing than I do.

I do believe my local MLS is my strongest marketing tool, coupled with my regular website and blog. No need to spend more money to do more work for some other company's benefit.

I have had Point2 for a few months. I don't like the lack of customization I can do myself, but it is search engine friendly. I am getting quotes soon from a couple of VA's that do P2 customization.

Most of the content that needs changing constantly can be changed yourself. I have no plans of changing web providers any time soon. The site as it is now is pretty plain, but still getting more traffic than I've ever received with any other providers.

Perky, depending on who your IDX vendor is, it could possible that they offer syndication as a free option (I know IDX Broker does, but it's not by default).

It's FlexMLS. I'm not sure what they offer by way of syndication....it would be nice if they did cause I just think it stinks that the company gets a percentage of my commission anyway via the franchise fee.... and then on top of it they get a HUGE referral fee if the buyer contacts them first...oh well that's the nature of the beast.
