I live in Toronto, Ontario.
The number of people who prospect by phone or door consistantly and in massive volume are few, they have a cult like status and are very well known to full time agents. Question: How do you get around the Do Not Call list? I find most people I know are on the list, and would suspect that the majority of homes are listed as Do Not Call.

There are companies that sell you peoples numbers that have not registered on this stupid list. The last time I got an e-mail from them I believe it was $159 for 12000 numbers, this is my fuzzy memory. They had smaller numbers for less money. This e-mail came via my company Royal Lepage Real Estate.
Buy the big one, you will need it. The whole idea of buying numbers irritated me so I went back on doors, guess I'm stuborn and stupid.
The pro to ask is the hard working Lucky.

Would you educate us on how you can do 50 doors an hour? You said about 1/3 are home, and I would assume that when you knock on a door you wait 10-15 seconds for someone to answer. So how does that work with talking to 1/3 of the homeowners, waiting for people to come to the door, going from place to place... all in an hour? And what do you say when someone is home? Lucky is, Adil Esmail c21 percy fulton and he has a web site without his actual photograph. How certain are you of this?

Just got back from the street started at 9:07 finished 11:12, had to move my car once and had a cigarette.

Hi I'm ..... with Royal Lepage Real Estate I was just wondering if you needed any help with real estate, or just dropping by to see if you happy with your home? (done with a smile) I get bored so I think up new things, just sold, just listed...
Then I go from there depending on what is in front of me and what they say, It's very quick.
Some agents say I'm lucky that I can door knock others think I'm strange, maybe that's just me.
My production has always been at the bottom of the top 20%, so just above average. When I get busy I stop prospecting which is stupid.
I'm door knocking very close to downtown Toronto, these homes are like town homes, very narrow and close together, built in 1890.
My Teva Sandals are hurting my feet, normally they dont.
Am going to do two more hours this afternoon as Lucky advised, can't decide wether to go after lunch and just get it done or go when Mike Ferry recomends at 3pm. My wife quite her job with the German Consulate so the pressure is on me, I HATE THIS but what can I do.
Adil? I can list the majority of people in Toronto who prospect consistantly in volume and I respect them all, Adil is an educated guess.
WHEN AN AGENT IS DOING VERY WELL THE OTHER AGENTS WANT TO KNOW WHAT THEY ARE UP TO, IT'S HUMAN NATURE.

61 an hour is just incredible.. that's less than one minute per household and includes 14 conversations. wow.

Sorry don't know what 96 is.
I've only been at this for 4 months,
I used to pass through 4 times a year, when I was 27 years old, did that for 5 years, now I'm 45 years old and have returned, data base quite and stupid phone laws.
Used to prospect a lot till I got busy, then drop prospecting, market homes, show homes, then back on the street in a panic with no business.
I had 4000 newsletters printed up, I only give them to people I speak to. Dont leave anything when there is nobody home. I have received calls from people who I give them to way down the road when something changes in their life, but not too often

Thanks for the good advice I did an extra two hour this afternoon, 2pm - 4pm, got some good results. Now I feel like I'm pointed in the right direction.
I usually call past clients/Center of Influence/Old Leads in the afternoon but for the last 5 months it has not worked for me, I enjoy talking to them but they become long conversation that have not brought results for me.
Either way thank's for the solid advice, much appreciated. Hope your business is humming.

Oh, the 96 that were not home. I have no plans for them, when I was younger I wrote down the numbers of the houses with the intention of calling them in the evening by phone, but never did it.
I've never posted on the internet before so I don't know If I'm allowed to talk too much on Lucky's Thread or Board. It's really his creation.

When I decide on which area I want to go back repeatedly to I will leave a newsletter at the door for people who are not home.
Right now I'm deviding myself between two very different areas, my old one and a new one. I cant make up my mind so I just keep going through both.
I learnt this from two agents who did very well, they choose 2-3 thousand homes and went by every month, but they went at diner time, this I do not do.(chicken) They always took something to give, seeds in the spring, calender at christmas, newletter, note pad. They made a large amount of money but worked incredible hours. You need to invest some money to work this way. After they had taken control of the area, they backed of on the door knocking to a maintenance level.
I go primarily in the morning, now adding afternoons, this has always worked for me in the past, right now I've hit a wall and cant get over it. This can and does happen to all of us.
The best in the business once knocked on 5000 doors with no immediate results. But it usually works out when ammortized over 12 months.
This is a facinating business, real estate.

Hunter- my mother and your mother sound like they are cut from the same cloth/ successful realtors, etc.
When I got into the biz years ago, I hung my license and sat down at my desk like the other agents and the phone would ring- A CALL FOR ME!!! ....whoa- it was my mother wanting to know what the heck I was doing sitting in the office talking to agents that weren't going to buy a house from me- GET OUT THERE AND KNOCK ON DOORS! I would spill my coffee when the phone rang afraid it was HER!! lol.. I finally did go out and knock on doors and I did get listings doing that. Like you, I would get busy and abandon the prospecting- let's face it- you have to be very committed to pick up the phone or go knock on doors. I am now doing some door knocking but my numbers are so low, reading these posts I know I need to really up it and get more serious with it to get the results I want.
THANK YOU for sharing and keep posting. I learn so much from this board and it's such a "solo" business, hearing and sharing what works with other agents is a great thing!

I hear you, the good thing is you probably have your mothers genes, so it's there if you want to draw on it. Although living your life in your own way is a success in itself. Like my mother I think your mother only has your best interests at heart, Imagine If we had door knocked 5 days a week for two hours a day, we would be seriously busy/sucessful guys and would have made our mothers proud.
As Lucky says we have 40 hours, which is a lot, my one mentor says if you have 15 minutes free between appointments you should be on doors. Mike Ferry says prospect all day and inspect some homes.
I did four hours yesterday and I felt good at the end of it, sorta feels like I'm doing what I'm supposed to be doing.
Another big phone guy in the East End says you have to do two hours a day, and if you have nothing to do then go all day long.
Remeber in the mid 1990's Mike Ferry would have those action work shops, he said if you don't speak to 50 people a day you were a #@#@# retard, and your wife should divorce you immediately because you werent doing your job. Or he made you track your hours for two weeks and then he mailed the report to your wife, scary stuff. Jokes on him, I've never been divorced once, and he has. No, to be fair to the guy I did do his 50 people a day thing when I needed business and it did work, not five days a week, usually 3-4 days. Think I have to do this again to pull myself out of this slump. It's basically the same advice that Lucky gave me, sometimes we need to be reminded.
When you consistantly go out and look for business every day this is a good business, if you don't it can be scary.
The weird thing with me right now is I have knocked on over 4500 doors (attemps) and have no results, normaly for 1000 doors I have something. When you add them up at the end of the year it always works out okay in the end. Delayed gratification gone mad. I think the powers that be are just having fun with me. A friend of mine says its the slow Summer time and not to worry, I don't believe that, because in the past large amounts of prospecting done anytime of the year produces results..
Reminds me of a friend of mine who grosses over 250K, he once called 1250 people and got nothing, he called me in tears. I didn't know what to say to the guy to make him feel better, he was strictly phone and me at that time doors only. Now I remember, I told him to try doors, he said he had but he got so nervouse his thoat would close up and he could'nt speak properly.
On last crazy thought, the two most successful doors knockers I know go at night, so I always think I'm doing something wrong going in the day, but then again there are two other major produces that prospect in the morning, I called the one guy and he said he found people are a bit "shell shocked when you call at night" and he didn't do it. Maybe it's as Lucky says, a contact is a contact and that's it.
This all reminds me of a discussion I had with one of the owners of a very powerful Remax brokerage. One of their top 100 agents in North America had gone into a slump and she had to re-start her business, she decided to knock on every door in the city of Toronto (center core Lucky). This is a healthy attitude, she reclaimed her high level standing within Remax North America. This is what I have to do. YIKES.
Sorry, these are just my rambling thoughts.
