What does "TLC" mean to you?

Do you ever use "needs TLC" on your listings? What do you mean by that or what do you consider it means when you see it on comps?
For me, it means minor cosmetic repairs needed like possibly paint and the carpet needs cleaning. But, I've seen pictures where it's a heck of a lot more than TLC per my understanding.
Maybe it means if you're not tender and you need to be careful, it will fall down around you or on top of you! I think I am really starting to hate the phrase.

I never use that phrase because I hate it, too. Then again, I describe the features of a home and rarely the condition. Our MLS lets us put 25 pictures of a home on the MLS so I put as many as I can of each home. I'll let people decide if they want to view the home by seeing the pictures. It hasn't hurt our showings, and we're getting offers faster than when we put only 1 or 2 pictures in the MLS.

TLC = TO LAZY to COMMENT. Isn't that the truth! North, I'm with you when it comes to pictures. I have filled up listings of fixers with pictures and all the work that will need to get done and get multiple offers too. Seems those that want to say the stinking "TLC" are the same ones that can't seem to get more than a stolen google photo for the pic of the property and no more! Good descriptions and lots of photos. I believe these are tasks that are expected as part of my fiduciary duty!

Oh that is dead on!! By using TLC when the foundation is shot and the plumbing is stolen - listing agents are not getting the right buyer into the property. If its light cosmetics then put that - if it needs a total gut put that - and if someone started the total gut - you should put "down to the studs". I have also started to put "needs rehab loan or cash offer - will not go straight FHA or VA. All of this is for simple self preservation. Agents who call me and say they are gonna write me an FHA offer - and yes they have seen the property - really get under my skin. You would think walking through the property and seeing the condition would be enough - but there really are agents out there who must not know FHA guidelines - or maybe I am the only one who gets these kinds of phone calls. I got one the other day - writing me an FHA offer - I asked her if she went into the first floor laundry or the half bath and did she notice the water stains/missing drywall? - Obvious plumbing issue "oh no - I was in the driveway on my cell while my clients went through the house". Thank goodness she was giving her clients the benefit of her extertise.

TLC=cash offers only. I have a similar story Overtheedge. A dorky agent called me to wonder if one of my TLC REO listings was under contract. I said I had nothing going. She was shocked as the price is very low. I asked have you seen the house? She said no. I said you might want to go have a look with your investor. But by all means send me a cash offer without seeing it. She didn't like that comment.....

it's actually an ancient Mayan word that loosely translates into: Run this home has Mold and other things we are trying to hide from you that a can of paint & new carpet will never truly conceal

It depends on which REO agent puts it the comments section. There are certain ones that use it like it's going out of style on houses that need demo'd/gutted/total rehabbed. Other agents use it when really only minor cosmetics are needed. I look to see who has the listing as soon as those words pop up.

When we get a property that was transfered Via CFK we use the TLC comment. IMHO TLC should be at most, carpet, paint, and maybe a few cosmetic items like where a door handle punches that nice round hole in the drywall because the stop was removed.

In TV Guide, it's referred to as "The Learning Channel". It kind of fits, when you think about it.......lol

Now that I think about it, didn't ol "Left Eye" burn down some NFL player's McMansion back in the late 90's in a lovers spat. I don't believe it burnt to the ground so a little TLC would have done wonders for his place.....
