When we get a property that was transfered Via CFK we use the TLC comment. IMHO TLC should be at most, carpet, paint, and maybe a few cosmetic items like where a door handle punches that nice round hole in the drywall because the stop was removed.

Overtheedge and Colobroker: I too have agents calling or just sending me FHA offers pleading and swearing that their lender can do it. I specifically say no standard FHA/VA, and call out the reasons why, in my listings that need it, won't qualify.
Go figure, but these are usually also my highest offers!! I'm not sure if these agents realize that not only when I say it won't qualify due to condition, there's no way an appraiser's value will agree with their offer!
