my concern is the rehab budget, if you think it will cost $22k to rehab, be prepared to spend $27, and thats if everything goes well,,,there are always things that come up during the rehab, and a rehab budget that large (to the value of the house) is extensive enough you need a really good cushion

have you taken a contractor over to look at it? Have you checked on the actual cost of furnace/ac,,make sure your numbers are accurate and figure 15-20% for unexpected cost

Always look for the standard price of the services. Better if you get some discounts or lower price than the standard price.

We all have a little "risk junkie" in us but I have to agree with Super & Stevenl, take on a partner. Credit cards are o.k. for SOME rehab expenses but if you have to go that far into your personal finances consider the old saying, "don't gamble with what you can't lose". Risk is knowing the worst possible outcome and deciding whether or not you can recover from it.

This would be one thing if you have been buying and flipping properties for a long period of time now. But if this is your first flip...you might want to reconsider using a credit card. Try to find a reasonable loan...maybe even look at sites like prosper.com or lendingclub.com to help you finance your endeavor. You can get some attractive rates (well at least better than a credit card).
