Yes there always are. That is actually why I really like the San Diego MLS Search that I use becuase it does not display all of the condifential remarks that the agents leave, making it nicer for my clients.

"May be taken off the market, do not bother owner" and that's all it says.

Ok, I think I've finally seen THE stupidest.

"Short sale, agent has already submitted own offer to bank, no other offers will be submitted."

Sounds like a good way to lose your license.

Agent's Remarks section: "showing by appointment only. Do not disturb owners please. I will give you a password so you can have an appointment to see the property. Call 310 xxx xxxx direct (DO NOT CALL OUR OFFICE, AGENT DOES NOT WORK FROM OFFICE) All offers must be emailed to xxxxx. No Faxes please. All offers must be presented with a copy of the EMD, POF, Ficcos, pre-qual. All agents know shortsales are frustrating, no attitudes please.

giving her a B for the please(s).

'IT HAS A GUESS HOUSE IN THE BACK, UP TO BUYER CHECK IF PERMITTED.'

Maybe thats why it's a 'guess house' because it's anyones guess if it has permits.

"(Quick Reply most times)"

I think that's refreshingly honest.

Formal livingroom and diningroom.
Masterbedroom have retreat with chimeney and balcony.
Big kitchen with a great room, walking pantry.
Separate laundryroom with parachute.

Just come back active to the market! The lender is ready to make their desition.

---------------------------------------------------------------

I think the lack of spaces between words is to be able to cram as much in the description as possible.
I have to give the agent kudos though, at least she gave a description. Better than nothing at all
or "nice house", like I see on a lot of listings!

I've never seen a laundry room with a parachute!

Am I the only one that sees something wrong with this?

'New plumbing and electrical in 1986' (On a house that was built in 1996)

Maybe the 1986 was a typo and the person wanted to say 1996 ...

No matter how you put it ... if the house was built in '96 and no upgrades were done to the property that have been disclosed either on the MLS or by interview of the listing agent, then the plumbing and electrical are original to the improvement and are not considered to be new ... Since 1996 lots of building codes have changed ... especially for states that are affected by hurricanes, earthquakes, tornadoes, ice storms, heavy snow fall, and any other weather issues that actually affect the plumbing, electric and any other physical characteristics of an improvement ... too many to list here ...

That's like selling a DeLorean time machine, but saying the flux capacitor part isn't working.
