I'm thinking about branching out to more areas around my city and have started taking on listings farther away. How much does everyone pay their teams members for helping?

In the past, I have had two assistants, none right now. I always had them pick up the slack on doing the admin stuff. They did all my utility bills, monthly reports, loaded listings into the MLS and made sure everything was up to date on my website. I was unwilling to pass on anything that was hands on, I always do the property visits, bpos ect. I just paid 10-12 dollars an hour, through a payroll company that did taxes ect for me. Just the one thing I would caution, make sure they are doing everything you have asked them to do, I did not - trusted that they were working - and found out later stuff was not getting done. It got pretty ugly, and I am unwilling to take anyone on again because of it. I am too nice to be a boss.

It depends on what part of the country you are in and what responsibilities they have. We have one person who does utilities, arranges quotes, Billing, etc. They get paid any mileage at the IRS rate for going out and putting on lockboxes, meeting vendors etc.

We also have a full time closing co-ordinator who is a former title person. Title person makes more due to more knowledge required.

Look up online the average an administrative assistant makes in your area (There are GOV websites that have this info)

Make sure that you are VERY specific about what they are responsible for with timelines for completion and what you expect if they run into an issue and can not complete something in the time frame you expect also give them an idea of how much time you expect something to take. (sometimes I spend the weekend finishing what they could not get done).

Remember they are learning how to do it initially so you may want to be aware that they will always take longer than you to do anything but you can set a goal for them for a specific amount of time to complete a particular task. Such as filling out an MLS and uploading photos for your approval.

Thanks for the input. I was just trying to figure out if it is better to do an hourly or just pay them a % of my commission on each sale. It seems everyone does it diffrent depending on what they feel better with that works for them.
