I sold an REO 4years ago to a single guy who at that time was getting a great deal. A year later, he lost his job and let it go to foreclosure.

Bank takes the home back and puts it back on the market for 20% less than what it was listed for when it was last sold. Someone bought it and two years later, it went into foreclosure.

It's on the market now discounted 50% from when I first sold it 4 years ago. Anyone else seen this kinda bad luck for one house?

Also, I have to give props to Buyer's who waited and are still waiting, this is proof that you were right all along.

We too are seeing properties that have been foreclosed multiple times. It is like the stock market: The only people who sell at the absolute top or buy at the absolute bottom do so by luck.
Dumb luck beats any amount of planning.

I haven't seen foreclosure bad luck, but there are two or three houses I know that everyone who has bought them gets divorced...spooky.

Yes, we're seeing a lot of that here. I know of at least 6 homes that are on their second foreclosure, several on their third. This is just since I've been in REOs (7 years). We sold one foreclosure and one year to the day after the closing, it went to sheriff's sale again. Heck, I didn't think most banks worked that fast even if they had never paid a single payment.

House up the street in my subdivision has been bought twice over the last 2 years as REO and is now listed REO again.

Yep - happening here too. It takes about two years for them to roll through the cycle, close, new default, reo listing. I agree, the buyers who waited may have been smart, but I think that what we are seeing is going to continue. Job loss, divorce, illness, makes all these houses roll into the system.
