I am a buyer and I am trying to get some info on Ocwen. I have made an offer on a home that was listed on gohoming.com. I made the offer through my own agent. She faxed it to the listing agent and a short while later it was on the website. The listing price was $93,000 and that was our offer, sent with pre approval and earnest money. Anyway my agent had no clue about the site, there is no MLS number or online photos. I have been to the house and the listing agent does answer when my agent calls her. The 93,000 showed on the site at 86.5 percent of the cost of the bank after the fees and stuff they had to pay. I made the offer yesterday afternoon, and we received a call today saying best and highest offer by two tomorrow. Should I change my offer to 100 percent? That would be $107,514. The tax assessment last year showed the value of the home at 174,800. I feel it is well worth the 107. I am just worried because the website doesn't show another offer and my agent doesn't seem to know anything about Ocwen or the gohoming web site. Further more she didn't put the offer in the listing agent did. Thats not what the site says to do. AND I have read a few things about having to have Ocwen pre-approve you as well. We were approved for FHA 30 year fixed at 4.5 and just had the first letter written for 93,000 but was told verbally much higher. Anyone have experience with this? Do you guys think that the listing agent really received another offer, and if we go up 14k will Ocwen re assess the homes value? Thanks!
