I want to find out what method to use to get the maximum sale price on a 1/2 million dollar house. I have heard of a round robin auction where bidders give written offers to buy a house and the seller can call lower bidders and tell them they have been outbid and ask if they want to increase their bid.
Are there any better methods of getting the maximum value for this house?
What is the best method of notifying buyers nationwide?

I told the owner if he sets a price, he may ask less than it's worth, but he wants to sell the house quickly.
He is not on the internet and I dont know about selling houses, so I ask you guys, the experts.
This new home in the Ozark Mountains is unusual.
It was framed up and roofed by professionals but the interior has been handcrafted by one man.
The house is 2400 square feet on four acres of privacy.
It's situated on a hilltop with tremendous mountain views to the north and south and a view to the distance in the east.
The upper level has a full length balcony overlooking miles of Ozark mountains and valleys.
From the outside you will notice a magnificent stone chimney, all weather durable longlasting cypress and a lifetime standing seam metal roof.
Inside, this open plan home has been designed for gracious living and entertaining. Large rooms allow many options.
The all new kitchen and bathrooms are fitted with the latest and best appliances.
You can not find another home comparable to this at any price because this house was not built by ordinary carpenters.
It has been created with much thought by a talented artist with 40 years of experience.
He is a person whose work exhibits exceptional skill in design and attention to detail.
I do not want to employ the tired cliche, "You have to see it" but it is certainly true here.
There are too many exceptional features to list and I fail at finding the words to describe the feel of the house.
Perhaps 'feel' is the best descriptive word for this home.
The textured walls, the colors chosen for the wood and paint, the stained wood beams which terminate with decorative wall brackets, the stained glass style ceiling fans, track lighting, under counter lighting, illuminated glass shelves in the master bedroom , the antique wood incorporated into the 9 foot tall fireplace mantel, along with the large downstairs multi-use room and closets, some large enough to serve as a childs bedroom all combine to give a warm feeling that you are home.
The location was well thought out.
The property is on a flat top hill which gives plenty of room for parking and outdoor activities.
There are two driveways, the shorter one directly to the paved road.
There is a new 1008 sq ft guest house with 420 sq ft upstairs storage and 3 car inside parking. The guest house /garage can be used for a variety of purposes and hobbies.
The way the 4 acres is situated will allow a division and another home to be built, out of sight of this home if you desired.
This home is in the Ozark Mountains, on a paved road and is only 5 minutes from stores, in a friendly community with very low crime.
The nearby small town has the charm of the 1950s with old timers gathering daily at the courthouse to whittle, swap stories and listen to old time fiddle players. The area is also known for hunting and fishing.
We appreciate any advice on the best way to sell it.

contact a local RealtorŪ for a listing evaluation and select the one that shows the greatest understanding of the market for your specific area.

No two markets are the same. The Ozarks are totally different from Florida, East or West coast. All real estate is local.

Thank you for the response.
I suppose I wasnt clear.
The local realtors are not able to help. They are not experienced in selling houses that are this exceptional.
All they know is the standard 4 bedroom/2 bath approach.
After learning how many bedrooms this house has, the locals are completely baffled and at a loss on how to proceed.
As I tried to point out, the local realtors only have an understanding of the market for their specific area. This house will not be marketed to people who live in the area where it is located. Its appeal will be to a much larger nationwide audience.
Thats why I asked how to reach a nationwide audience in my first post.
The owner needs to find out how to inform buyers in Austin, Dallas, California, Colorado, etc.
I have looked at FSBO websites but they do not seem to be a good way to sell this house.
The owner hopes to get feature photos in a national magazine, but wants to sell sooner than print magazines months-long lead time.
Are there real estate brokers who specialize in selling expensive properties that are located far away from the broker? Is that what you mean by saying all real estate is local?
Any suggestions will be appreciated.

Going back to your local Realtors - find a big nationwide company like Coldwell Banker, Prudential, Keller Williams.

These companies have all have advertising for exceptional properties.
