I'm a residential mortgage broker 1-4 units, but have gotten my self wrapped up in doing a purchase of 8 units for a family memeber.

I'm pretty sure there is a requirement for an onsite property manager after 6 or 8 units, but can't remember.

It might be county regulated. I'm having a tough time finding a true answer.

I'm in Los Angeles, CA. Does anyone know how many units require an onsite residential manager?

I'm not sure but why don't you call a local property management company or another real estate company that deals with rentals. They would probably know.
