Probably would have to use something else if I had an apt. complex, but with 16 units that I manage myself, excel works fine. I'm a K*I*S*S kinda gal. wink

We use Quickbooks, it just takes a lot of time upfront to set up properly. Quickbooks is $179. It will probably take you 8 hours to learn, understand and set up Q-books to properly use for property management.

However, once setup, it works great. We create all maintenance invoices, monthly reports, checks in and checks out throughtQuickbooks.

I use buildium property management software and I can't say I have any complaints. It's affordable and does everything I need. It's web based so I can log in from any computer.

I use EZ Landlord Forms' online property management software, it's all online so there's no installation, and you can access it from anywhere.
It doesn't track accounting, but it keeps track of all written contracts and correspondence with the tenants, along with all of their information that gets automatically filled into forms.

I strongly recommend that you use software designed for property management. There are several to choose from such as Property Boss, PropertyWare, AppFolio, Buildium, and others. Stay away from Quickbooks, Quicken, and other basic accounting packages for this reason: Trust accounting. If you tell Quickbooks to write checks, it will - no questions asked. You may find you wrote checks for owners that did not have enough funds in their account to cover the expense - so you just violated your state's trust accounting laws. Property management software has safeguards built in to prevent you from doing that. There are also many other benefits that can help you streamline your PM operation and make it more profitable.
