I'm looking at a brick ranch, 30 years old, 1400 square feet that has severe settling, cracks of about 2" in some areas. Other than the settling, the house is in good shape. If anyone has bought one of these and can give a rough estimate I would appreciate it. It will be a week before I get anything from the company I hired. A ball park figure or WAG will help. It appears the settling is in an area about 15 x 10 feet beneath the crawsl space, it looks like the developer piled stumps years ago on 3 lots in the subdivision. I'll be getting a soil test also.

No way to tell.

2 inch cracks is major settling and not minor. If they have to jack up the house you could have to re-level everything.

You could spend a ton into the tens of thousands or more depending on the extent of the damage.

They could have had a bad mixture ratio on the concrete used,poor soil,buried trash,tree roots,etc.

Definitely factor in between 10k-20k into the price. It might not cost this much but you could be in for a long process. Factor time in as well, besides costs. Make sure that if you do major renovations, as you might have to, that there won't be any surprises such as grandfathered-in zoning allowances which will lapse if you do major construction.

I think the $10K-$20K estimate is probably realistic (without seeing the issue myself). I have clients that had to jack up their 1915 home (with wet plaster walls). They paid $15K to jack up the house, pour new footing for the interior support beam, and to steel-clad many of the floor joists and main support beam to carry the load. Good luck with this!
