Today was a sunny day, lots of yard sales and kids playing outside so home owners were by and large in a good mood. I did the regular rounds and went to an expired listing (over a month old) and talked the owner into meeting tomorrow for a listing presentation. Basically, the previous agent's office is based 20+ miles away and he hasn't removed his sign or the lockbox.

If the owner let's me list his home (something he has verbally agreed to do) how do I proceed with the sign and lockbox issue? Is it my responsibility or the seller's to contact the former broker to come out and remove all the hardware? :confused:

Get it listed first. Take the sign off and put it behind the house or some other inconspicuous place so you can put your sign on. You can call the listing agent's office and offer to take the lockbox off and keep it for them with the sign till they can come pick it up.

Thanks for the input Perky Realtor. I plan to take down the sign this afternoon and then try and remove the lockbox. As this is only my second listing, I'm assuming I'll have to get used to doing this on a regular basis.

Is it an electronic lockbox or a combo? If it's a combo you can easily take it off (most ones you can, anyway) once you open it. If it's an electronic lockbox, you need some kind of input code (supra calls it a shackle code.)

It's a supra combo shackle and I still haven't figured out how to remove it. I'll have to contact the NWMLS tomorrow for instructions. @Agent 007, yes I got the listing primarily because it's really close to our office. That said, the seller did explicitly agree to only a 90- day listing before he considers his other options.

If you open the box (if you have the combo) there should be a lever or something to push to release the shackle.

Congrats on getting the listing, seattleite! Hope it sells for you in the 90 days or that you at least impress the heck out of the owner so they'll continue the listing!
