Sometimes you might have a potential buyer riding around in the neighborhood and sees your house, call the number and tells your agent they want to see the house or they'll call their agent to see the house. Your agent will either call you or they'll call a Showing Service to make an appt. When I sold my house, Centralized Showings would put the buyer agent on hold, they would call me to say someone wants to see my house and I would tell them a time, say 20-30 minutes or whatever time it takes for you to straighten up your house and leave, then they'll get back on the phone with the buyer agent and tell them the time they can bring their client. You have a 24 hr notice, you'll for sure lose a buyer, they'll move on to another house they can see quicker.

I don't think they're a complainer. They just want service comparable to how much the selling agent is receiving.

use a professional showing service and a lockbox. you set the rules...
go courtesy call appt required
pretty simple....seriously, i as an agent, happily pay for a service that answers the phone every time it wrings and then tracks down my seller to let them know, all the time following the instructions that the seller picked.
fyi....go is not for occupied properties...appt required is a pita as the seller has to answer or call back....courtesy semms to work for most people

Hi, we have been trying to get our agent to put a lockbox on our house. After 10 days and several discussions, the agent finally agreed to put a lockbox on our house. We got the lockbox but the showing instructions still say that you have to make an appointment 24 hours in advance. Is this wise? We were thinking we should have a courtesy call with no appointment. What would make the house sell better? We are going to discuss this with our agent but the agent is very resistant to letting anyone show the house without appointments (the 24 hours was the agent's idea). We would like to get other agents' opinions on the best way to sell the house before we discuss it with our agent. Thank You. I think your agent just assumes that maybe you would like to have 24hrs notice as a courtesy. Some sellers are ridiculous about showing their home and I assume your agent just wants to make sure you have plenty of notice. You should go back to your agent and tell them that you are okay with any showing. Just keep the home picked up and ready to show at a moments notice and never turn away a showing (it could be the one). Bottom line: The easier your home is to show means the more people will see it, which means the more chances of getting an offer.

It is truly nice to hear from a seller who really wants to sell their home without a bunch of mindless rules because they feel in charge. Well, generally the buyer is in charge, no buyer, you get to stay in your castle and make up all the rules you want, go ahead build a moat and keep the bridge up, some sellers are just idiots.
I once had a CEO of a major company try to set a ridiculous number of rules on showing his home, I told him this wasn't his office and the mind games and pissing match games to prove who had the superior status were just counter-productive.
I said when he puts his products on the market, he wants the best shelf space and keeping them in the store room isn't any good for business. The people who are going to buy this place are just as important, and just as busy as you are, so do you want to sell this product or not!!! If you want to keep it in the store room find another store to carry it, I'm not really interested.
He got the point, and the buyer turned to to be a guy in town for a few hours and this property was one he could see during that stop over. Showings are a prime goal so don't hamper the process unnecessarily.

Try showing 8 homes in one day and staying on a tight schedule. ANd try doing that when the agent has to meet you at each home. That's what I'm dealing with tomorrow. Yuck.

Best way to sell home is advertise is it in local newspapers & on local ads sites.

I think 24 Hrs is too much, if it has a supra key in place should be call first go direct. Whats the point of a supra key if you have to call and make an appointment. IMO

Electronic supra key will register who enters for follow up by agent.
A text or call to seller 30 minutes before is ideal. Hope house is happily sold!

First impression can make or break a sell. Consider having the home staged prior to listing in order to appeal to all buyers and prior to the home appraisal. Most staged home will appraise higher once the home is fully prepared for market.

24 hours is a bit excessive, but 30 minutes may be a little tough, especially if you have small children. Small children have an uncanny ability to do about 2 hours worth of damage while you're taking 10 minutes to make dinner. I'd say a 1-2 hour window is still reasonable.
