Alot depends on how you structure your deals. If you are not all cash and want to assume the note,have the seller hold a small note,or do a first owner finance then you are a weak buyer and will have to offer close to asking to be considered in my market.

The other players with cash low-ball and sellers will look at creative financing with more net to them.
