In dog-eat-dog markets, that may be necessary. However we typically understand if something changes and the seller decides that they no longer need to list their property.

But if the seller feels the grass is greener elsewhere, we don't charge. It is prudent to make a list of clients that showed interest that you are the procuring cause, so if they end up ultimately buying the property, you still get paid.
