How much do you charge in case the seller cancels the contract before the termination date? I am typing up a new listing & need this info. It's a small building, no equipment just the two spaces.

On our GA contracts it's called a retainer fee and I don't charge anything. I put 0.00 in there.

Then again I don't take junk and if they don't list at my price I say NEXT!

Now if you list junk or overpriced listings then YES you need a fee upfront equal to your marketing costs credited off commission when it closes. This will keep them from abusing you on marketing and then withdrawing the listing.

If you price it correctly then they will sell if marketed correctly. I do that so I don't get burned.

Example a house in my subdivision has been listed by 4 different brokerages in the last 4 years. I knew it wouldn't sell at that pricing regardless of marketing from day one.

Same applies with commercial. Doesn't matter how many thousands of buyers I have in my database if it's overpriced they won't touch it. Even if they do look at it they won't proceed further PLUS you will be known to send out junk which they will then unsubscribe from your marketing and not want to buy through you. They will believe you are not in touch with the realities of the market.

In dog-eat-dog markets, that may be necessary. However we typically understand if something changes and the seller decides that they no longer need to list their property.

Our performance at Stark & Associates typically speaks for itself and I feel that we do a better than the other commercial real estate firms in Reno & Northern Nevada when it comes to marketing. But if the seller feels the grass is greener elsewhere, we don't charge. It is prudent to make a list of clients that showed interest that you are the procuring cause, so if they end up ultimately buying the property, you still get paid.
