I am starting to approach expired listings and want to put a plan together, I would like to target a few every week between now and the end of the year to see how well I do.

I wanted to ask everyone here for tips and tricks on how you all approach expired listings and ask for the listing?

Do you call, knock on the door or send a letter?

If you'll do a search using the box to the right using "expireds" or variations of that subject, you'll return hundreds, if not thousands, of posts and threads where this topic has been discussed previously.

You may want to look into the Mike Ferry Organization, they have some free scripts for this online.

Hi Realtor514.

I use a series of expired listing letters. I do not call them. I want them to call me because I want them to go through the effort of picking up the phone. That tells me that chances are they still want to sell their house. Hundreds of other agents are calling too. I tune in to the "What's In It For Me?" Channel.

I bought mine for $75 then tweaked them to tune into this channel. So far about 80% of my listings are from expireds.

Few agents are consistent with them but they work! It's the consistency and persistency that many fail at which makes it much easier for me....

The what's in it for me channel, is slanting the letters to tell the sellers what's in it for them(me). Any time your dealing with anybody you have to know that question is always in the back of their mind, and you will need to tune that channel in.

When this thread was bumped and I read it again I couldn't help but think of an agent that used the Paul Revere approach. He would call, or hit their door as soon as their lights came on.

I called it the Paul Revere approach because he used the message the agents are coming, the agents are coming, the agents are coming so let me protect you from these pesky relentless pests by...

Maybe some form of that would work for you, it certainly worked for him, he was a top producer in a board of 5000 agents.
