I specialize in Investment buyers so by default I do alot of 1031's but it would not be good to specialize in just 1031's. About 80% of my deals this past two years have been 1031 exchanges. Yes, there is a lot to learn, but after a while, it's just like riding a bike, it becomes natural.
The biggest problems I see out there is that agents that "list" out of town owners don't explain the tax consequences nor the advantages of exchanging, thus exposing them to potential liability/negligence suits.

Campion, I must agree with you. The explaining part is a problem for some realtors. I would add also that lack of knowledge is a big one, at least in my neck of the woods. Myself I'm looking to get more involved in the 1031 exchange arena.

Drobin- You know what's neat about the whole thing? Besides helping them defer taxes, you normally get them coming AND going. (2 deal in one!)

A QI is as per the IRC Section 1031 code an independent, unrelated third party who will act as a middleman for the exchange. AKA commonly as an(accountant or attorney) who is well versed in 1031 exchange laws & taxes.

Are any of you part of the National Council of Exchangors or have any certifications? An investor I work with recommended it. Of course, CCIM is on the docket as well, but I wasn't sure if anyone on the board knew more about the NCE.

Instead of the National Council of Exchangors there is the FEA organization that is more recognized and provides certification regarding 1031 exchanges. RE agents can become affiliates.

I'm actually planning on becoming one in July. I figured being a member could not hurt. I hooked up with a QI who is an accountant and has a radio spot on the financial radio here in Boston. Planning on putting seminars together for local investment property owners.

Thanks Carla, if I have questions about 1031s, I'll email you. So far, it seems as if I'm just locating properties for buyers. I'm signed up for some MCE courses on 1031s that are more advanced. They provide CPA and legal credits, so I figured they'd be more than just an overview.
