We Newbies certainly have not cornered the market on ill written contracts. I just completed a land deal. The other agent is a broker of her own real estate company. Well she wrote the contract and faxed it over to me. I had a good laugh. She contracted with a dead person (whom she knew was dead as I sent the death certificate), and forgot to disclose that her buyer was a NJ licensed Realtor. It looked like a contract some new person had written but she has been in the biz for 15 years. Just goes to show you:)

That's funny. I think it's easy for people who are comfortable in this business- or any business for that matter- to get lazy. I can usually recognize a newbie because the dates on the contract don't make sense- like an appriasal deadline after a loan commitment deadline.

Yes foxtoy dead! The Seller's husband was on the deed with her but he died. The broker wrote up the contractwith the Sellers husband who is dead and therefore cannot sign. We got a letter from the attorney requesting that Mr.Seller sign the contract.
