Hello,

If I want to lease my own appartment to make money, can it becomes a viable business, is this a good idea to start leasing appartments for leasing it again with a higher price, I dont know if there is a word for that, or if there are documentations or tricks/tips.

It's called "sub-letting" and it is likely prohibited under your lease contract.

There's only one "p" in apartment.

Isn't all of Provincial Québec under Rent Control . . . . or is that just for Montreal and Québec City?

I don't think the Rent Control Gods (or Rent Control Board) recognizes the need for any profit by anyone!

What you are talking about is a sandwich lease. Almost always those are strictly prohibited in the lease by the landlord. The reason is If I don't have that in there then you could sublease it to a bum who won't pay and I have to get them out.

No landlord is going to give you free reign to sublease to anyone you want unless they are an idiot. A provision in your lease will say it is not allowed OR that it might be allowed with landlord approval first and certain conditions being met.If your lease doesn't say a word about it then the landlord probably used a cheap Kinko's lease for 10 bucks and gets what they deserve.

is there any service companies to go after people who do not pay ? is there a name for that service ?

people who dont respect their leasing aggreements and people who do not pay ? a company searching or sueing them to get the money or whatever the activity is..

let me know if you know the name of such company or if there is a word to name it.

Collection attorneys,collection companies they do it all.

If you own the apartment and you want to be hands off use a property management company.
