Your numbers are impressive! Which hour or hour(s) is your golden hour, where you contact more people?
How many transactions are you double-ending?
Forgot who posted that they knew a agent who was calling at 5am, I am seriously thinking about giving it a go. Success many times is doing what other's won't do! 'Fear' is a weird creature!!!
Gary Keller's book has heaps of great advice in it. They do point out to make big money in this business you have to work the numbers. Yes, relationship building too. I do follow Mike Ferry methods, yet, each client is different. Most clients are strickly business clients, they want that way and me too. But, I do meet people who have invited me to dinner, many times these folks become my raving fans,(referrals) that's life. It seems Mike Ferry himself, has some of his clients as friends, which is the way life works.
Hunter thank you for posting that video.
I agree it is hard work, moved to Alabama six months ago, it is HOT here! Gotta complain about something!

No, you got things wrong those are Lucky's numbers. The reason I posted them is he usually does one deal for 600 people and I was wondering how come they had changed so dramatically.
A good year for me is twenty deals.
On doors it used to be 1000 doors got me a third of the people home and one deal, buy or sell.
On the phone when I've added things up at the end of the year it has aways worked out to 270 people per deal.
When I get a lead I can be like a dog with a bone and I'm slighlty obssesive. My numbers recently don't make a lot of sense. I was single till the age of forty and then got married a couple years ago. When I was single it was very easy to "Focus" very hard on the business and turn it on very quickly. Living with a women has changed that for me and I find it harder.
I'm a morning person so I've always done my calls before lunch when energy is abundant. My mentor heads out during diner time and does very well with this plan, I'm too afraid of going out at this time.
Lately I'm finding that after spending the morning on the phone I'm like a caged animal and desperatly need to get out, usually I take a short break and do follow up early afternoon but now I'm finding reasons not to do this. I have to admit when you have done the heavy lifting and have a appointment late afternoon or early evening you feel very good confident/relaxed and strong.
My basic when I need business is Mon,Tues,Thurs, Fri calling in the morning and folllowing up in the afternoon. I don't do it on Wednesday, I'll inspect, paper work, maillings just so I dont burn out.
I don't double end many transaction at all, they all go on the MLS, no Exclusive stuff. We currently have a major shortage of listings and many new agents competiting for what is out there.
I took Lucky's advice and triend calling from 8:30pm and had good results. Keep in mind in Canada the business day starts at 9am in America I believe it's earlier.
You mention it is hot down there we have finally some warm weather and I'm planning to head out and do some doors for a break from the phone.
Mike Ferry is fantastic but he can be a bit extreme, I want some balance in my life. I had a year were I went balistic and made big money but at the end the year I was not happy having had to work almost 6-7 days a week granted I was young then and wasn't good at handling the stress.
I'm glad you enjoyed the video, to me it's a reminder of doing your morning calls. I believe firmly if you do these as often as you can you will always have people to service. I'm reminded of knocking on the door of a retired German agent/manager who had been very successful in real estate for 40 years. He told me you only need two things to be successful in this business
1) Prospect every morning.
2) Always be positive.
Based on my twenty years experience I agree with him.
How come you landed up living in a furnace? then again how did I land up living in a fridge.
Ja, and like you some of my closes friends have come from selling them a home. I only had forty people to my wedding and over 50% of them were past clients.
How do you plan out your work day?

lucky, is your assistant licensed or unlicensed? how long did it take you to train her? is she your employee or a contractor (i.e. hourly work)? Unlicensed. Training is ongoing and never-ending. Contractor. I started by using co op students. Then I shared a part time assistant with another 2 agents. It's crazy not to have an assistant if you are serious about making money and not working like a fool all the time. Fear and ego get in the way. Look at the big picture. You need to be doing the income generating activities. Assistant does all else. If not, "YOU ARE THE ASSISTANT MAKING $15 per HOUR."

Quick question for you cold-calling/door knocking guys. Do you keep farming the same area? Or do you switch all the time? If you keep going through the same area, do you develop relationships with the contacts that didn't turn into leads? Do you write stuff down about them? Do you use a different script every time you call them back?
Also, for those who live in the GTA, do you find that people move on average at a similar interval that they do in the US (I heard statistics of about every 5 years)? I found that lots of people who buy new construction sell without even living there, but should those actually living in newer neighborhoods be left alone for about 5 years (i.e. is it better to pick an older farming area)? I call my town 4 times a year plus around listings and sales. No relationships. No notes, same script. I think the GTA/Canada is slot more conservative than the U.S. less movement. First hour, 164 dials, 68 contacts, 1 maybe lead=son says parents looking at houses, call at 5:30.

lucky, thank you for your answers  you must be covering a pretty large area then, if you contact 100-200 people per day, and only go through your town 4 times a year. it comes out to about 5,000-10,000 contacts per year. do you keep track of who's not home when you call, and try to call them again? do you write them off at some point as people who aren't home during the day? because if you don't, then you would be calling a significantly larger area yet... what did you do before you started following Mike Ferry (I think you wrote before that you didn't start following his system right when you got into real estate)?

I follow you both quite avidly as I think you have the system under your belt. I am an assistant to a Real Estate agent who has an extreme fear of contacting people. They have recently taken Mike Ferry's course and are trying to internalize him verbatim; however, they are getting stuck on not making any movement until "i know it perfectly."
I gave this some time to see if they would develop confidence from it, but yesterday when we went door knocking and they got a "yes" to someone interested in moving, they near blew it because they didn't know how to deal with someone who actually wants to sell. It's outrageous, I know - I think everyones' jaws hit the ground.
Do you think there is a better approach for someone who doesn't have as boisterous of a personality as Mike Ferry? and do you feel that the Mike Ferry program should be followed verbatim? I see many gaps and find the scripts quite dismissive, manipulative and unless delivered properly, they can be quite arrogant.
I would love to hear your thoughts!
