I agree... Even so, why doesn't anyone just try what he supposedly does? Personally, my mindset isn't strong enough to handle that... what's everyone elses' excuse?

I don't do it because I personally would hate people knocking on my door, and my feelings of unease would transfer immediately and I would become a stammering idiot.

I do believe in doing as I say - I hate being bothered when I'm at home (just ask the magazine salesmen and the Jehovah's Witnesses...lol) therefore I would not do it to someone else.

Not to mention in my area 95% of the homes are in gated communities or HOA's that strictly forbid solicitation of any kind.

I don't door knock due to commuting times and weather. I have many years ago & it works fanttastic! I do make 100 cold call contacts per day as well as other things

He is a not a myth! I have met him personally. Whether or not his production is a myth ir not I am not sure. I remember hearing he drovee a Lamborghini at one point. Later he turned religeous and gave his money away.

Well I heard that he brought Santa Claus's slay from him and replaced the raindeer with unicorns he lives in the lost city of Atlantis with the tooth fairy. Froys rep is as crazy as this story all he is a made up figure used by Mike Ferry to give agents a template of where they should be in there careers and how to get there.The problem is that the concept role model is just a little extreme!

I disagree... as a Mike Ferry one-on-one client, I can assure you Mike Ferry does NOT use Froy as an example. Sure, he's pointed him out at events in the past, but not in the last five years. His son, Matthew Ferry has talked about him more. Mike Ferry has way too many fantastic agents he can use as examples and their productions are verifiable. The myth of Froy only hurts his coaching.

He hasn't been at the Mike Ferry functions in several years. Froy worked the lower end of L.A. Mostly Latinos. Many latino agents do phenomonally well as their clients are very loyal and easy going and trusting. When you. Look at it that way, it's not so miraculous and certainly not duplicatable....so, NEXT!

i am a coaching student of Dirk Zeller. not one of his coaches, but Dirk himself. I had a conversation with my coach one day and the topic...brought up by me due to this very thread was...you guessed it! Froy! this guy froy is very much real! Dirk knows of him and went into detail about his business model. he works a very specific client base. he truly does make many sales without use of hte mls. he does keep a database of people looking to buy and people looking to sell and matches the both of them. the area and client that he works is a client that i could NEVER break into! the latino community that I am told Froy works is exteremely loyal and uses Froy because he is the go to guy. he is known, he is trusted. i personally believe that Froy does exist. his exact production numbers are unknown, but i would guess that they must be high for his name to even be teh topic of such debates!

i'm a nobody in the world of real estate and last year i personally had over 10 transactions that my name was not on, but i was paid 50% on the deal. at the end of hte day, i dont care about recognition. i dont do this for ego, i sell homes to make dough!!!!!

point is that if a nobody in the grand scheme of real estate such as myself can do 10+ transactions, imagine how many a seasoned closer with an extreme niche can do!

I have thought of running a team where i pay agents 30% to work with a listing from listing taken...i take the listing.... to closing and i cover all expenses and my name stays off of the paperwork so that i have no distractions, but get hte opportunity to make rain! could it work...yes....would my name be minimal to nonexistent...yes.....does that make a difference...no.....

that tought was at an earlier time in my career when i realized it was the brining in of business that makes you go to the next level. the reality is that i have started the hiring of hourly people to help make that goal...


for me, prospecting and bringing the business in is the moneymaker in this real estate world. Froy knows this and makes more contacts and more contracts. pretty simple

i dont know Froy, but if i had to make a bet (i dont gamble), i would say that Froy is real!

maybe he does not want to write a book. plenty of successful people love what htey do and do not desire to change. many people who are very successful and don't need to work, work because they like what they do....

as stated in the previous threa, i'm no froy, but my goal right at hte moment is to hire more people to take care of anything that is going on in my business so that i can have more time to bring in more deals! i like prospecting more than any other part of this business! prospecting and going on listing appointments is the most fun part of the job for me. i would give u-p every other aspect of this business and the last thing i would stop doing is making my calls!

i had an internet marketing company call me today telling me about how they can bring me leads on the pc throught internet means....i have done lead stuff before
...tigerleads...to be specific.

i know for a fact that i can generate more leads, better leads that close faster by working the phones than the leads that come by working the internet...

for anyone that does not know, tiger leads builds and markets a website though paperclick campaings... works pretty good, but i did not like the internet leads as good as the ones that i call myself.

point is......i could understand why froy might/does continue to work and call on the phones when he does not need to do it.

IF Froy actually did the calls he's rumored to do, he would be phenomenal. I've hung out with him and he's a very unassuming dude. Very happy-go-lucky and approachable. Here's something that I KNOW is true about him... because I asked him on a hunch. I am South American, yet when I spoke to him I heard a different kind of accent in Spanish. Turns out his native language isn't even Spanish. It's some native dialect. I never heard anyone mention that about him... I suspect that IF he really does all that business the reason he doesn't write a book is because he doesn't even read them. We were at an even and a lady walked up to him and asked him what books he read to get motivated and he just laughed and said he doesn't read motivational books. He just does whatever his coach tells him. Listen, his numbers are for sure blown out of proportion. People want to believe that he either is a super agent or a total fraud. I think the truth is somewhere in the middle. I know for a fact that a partner of mine in AZ ran a deal for him in AZ and Froy found the Apt Building for HIS buyer. Never even considered looking at the MLS. That is true and verifiable. So theres some truth to this froy myth...

FUnny you mention the JWs. I live in an area where there are a lot of them. 3 families on my street. The other day they came around and I thought "I should be polite this time" (LOL).

Then I thought, at least when I door knock, I just have interesting information for people, I'm not trying to get them to switch religions.

The last time they were here, I was really mad. Picture this:

I was at the time, a 30-something, overweight, frumpy housewife (now I'm 40 something.) It was a Saturday morning, all three children were sick. I was probably sick. I was in my housecoat, hadn't fixed my hair, drinking coffee...looked like a real winner.

Someone knocks on the door. The only reason I opened it was because I thought it was the mail carrier with a package. The dog is barking, the three kids are sprawled on the messy couch...and I open the door.

This prim and prissy lady smiles brightly at me, as does her companion..and she says "Hi - is your mother home??"

Had she said something more honest, like "Wow you look like life has got you down..." or at least "I'd like to talk with you about something..." I would have been polite and not offended. The fake compliment, meant to "break the ice" or soften my heart toward them, bless them, they think I'm a teenager... only served to tick me off.

I said "I AM the mother. What do you WANT?" and then she started sputtering and I believe I just said "Not interested, go away, and do NOT come back!"

Imagine how guilty I felt years later...I was stranded on the side of the road with a flat tire wondering what to do (no cell phone) and a car pulls up behind me. 4 guys in suits get out and put my spare on for me.

They were JW's. I meekly took one of their pamphlets and thanked them profusely, but secretly hoped they wouldn't run my license plate somehow and find out where I lived...
