What puzzles me though is the OP has been an agent before. In the right circumstance it could be ideal. In the cirumstance described sounds like a decision a newly licenced agent WITH NO experience would encounter.

UPDATE and explanation

Here is how I got into this situation and why I chose to leave it.

When I first joined the broker - it was actually to do 1099 work with BPO's. I didn't have my MN Re lic and actually wasn't planning on going back into sales right away because I know it is a huge commitment and I wasn't sure if I was ready for that yet.

I found this 1099 BPO job and it worked out great for a few months until the office wasn't getting enough BPO's for me and the other full-time person he had. Then I was offered the chance to do real estate sales for the office and the arrangement presented to me was that I would assist in marketing the office REO properties and in exchange for that I would get all the leads from potential buyers calling in about the REO listings. I checked with a few of the existing agents in regards to the honor of the broker and got good feedback, so I decided to give it a shot.

I did not at this time understand that I would not be able to market myself as an agent; and that was my own fault for not asking the right questions. I was an independent agent in the past and had never been in a, "team-arrangement," before where all listings, advertisements and signage goes under the broker name regardless of who get's the listing or who produces the advertising.

I thought I would still give it a try since I liked the office and thought I could learn a lot and that the leads my keep my going even without promoting myself as an agent.

I tried it for three weeks doing about 10 open houses, a ton of door-knocking and other miscellaneous marketing. It felt weird because my efforts were spent advertising my broker; not myself and I never received lead-one from the office or broker.

I asked about the lack of leads and the fact that it was hard to capture leads when most folks had no access to my own name and number and was told, “ I only needed to get one…” - or basically -, “deal with it.” I got to see the reality of the situation pretty quickly and after checking with other experienced agents to see if this has ever worked with folks in the past - decided to move on.

I am on the hunt for a new broker or RE situation. I love a lot of aspects of RE sales - but the fact of the matter is one works very hard in this business if they are worth their salt- and it is hard to put your whole heart into it (which is often required) if you do not see that your efforts have a good chance of being rewarded. If I was getting a cut of the sales on the homes I advertised when my broker sold them, that would be a different story, but that wasn’t happening here.

Finally, the broker has an office assistant/ gate-keeper that #1 openly dislikes agent and thinks they are mostly stupid and lazy and #2 really has an issue with women agents in general (treats the other female agents in the office very poorly). The broker knows about this and has decided not to deal with it. So even if I could find a workable solution at this brokerage - I would still have to deal with that...and life is WAY too short.

Thanks for all your help - I feel good about my decision and know what questions to ask the next time.
