I'm partnering up with one of the more established agents in my office to hold one of his open houses this weekend. I'm pretty excited about the learning experience and being able to pick a seasoned agents brain for advice and experiences.

After I hold this one with him I have an offer to hold some open houses for some of their (him and his sister are a team) other listings. I'm just trying to soak in as much as possible!

Great way to get your feet wet!! In my first couple of years in real estate I took every opportunity that I could get to do open houses whether it was my own listing or another agents. I know a lot of agents say they're a waste of time but I still do them when I can. You never know who's going to walk in the door and plenty of times I was at least able to pick up a buyer.

That's a good opportunity to learn and observe, DC! Plus, when things slow down, you can pick the agent's brain, ask questions, get tips and advice.

Remember to listen to the customer/client. Do not try to close the deal right there. Most people that visit open houses do not buy that paticular home. Build rapport with the people that come to your open house. As they see that you are attentive to their needs and wants they will begin to trust you as thier advisor.

Trust is the hardest thing to gain but the easiest to loose.But once you have trust,you will have a client for life.

Yeah I'm looking forward to it. It think it's going to be a great learning experience and I'm interested to talk with the other agent to see what his advice and thoughts are.

I'm also ready to interact with clients and do some repor building. Should be a good learning experience!

As much as I rather be fishing , and I hate fishing :), open houses represented the bulk of my income over the years. I would do them and sometimes feel it was in vain but at the end of the year, identifying the source of client/income, a large portion came directly from open houses. Yes , we always showcase the house we're sitting open but be there to connect with and establish clients from the open house. Also, people scouring the paper for homes will see your name every weekend and when they meet you, will assume you've sold at least a zillion homes smile because they've seen your name all over. Pick homes to hold open in areas and price points that are selling. Pick out 3-4 "vacant" listings nearby ( be safe please ) that you can chat with potential buyers about and set appt for after your open house to meet with them and show them the homes. Good luck!

This will be a great opportunity for you to learn and understand all of the things that go in to hosting an open house. Also it is extremely important to listen to the questions of many of the possible clients these are questions that will continue to come up throughout your career. Good luck with your showing and hopefully you come out with a greater understanding!
