4 Pre-List 6 Unable to Market 13 Active 16 Pending to close in next 45 days (The $$$ volume just changed, so I don't have the figure off the top of my head, but ~$2mil) 6 Closed in 2010 so far.

10 closed through February. 7 pending 5 active (2 with offers) 11 in some sort of prelist. about 100 bpos per month and increasing each month.
Only about 25% of properties going to auction are being foreclosed on here. Most are being delayed. Everybody has seen their volume drop.

Only a few active, 3 pending, 30-40 in pre list, and about 200-220 bpos a month. Last year I always had at least 5 pending so I will probably not sell as much as last year but bpos have been making up for it this year. Im trying to get more sources of income just in case something slows down and I need to make up for it somewhere else.

Actually its better than that because I rarely have to deal with people. My goal is to do BPOs FT for the next 20-25 years and NEVER sell a house again. I know when the market finally corrects itself, the BPO buiz will slow down but I don't care. I would rather make $40-$50K a year doing BPOs than more selling homes. I'm just not a salesperson I guess, and enjoy the analitical work much more!
I am glad I am not the only one! I'm considering doing the same. Every REO listing I have right now is a PIA. Two under contract, both with inspection issues and the AM company doesn't seem to care. At least with the BPO business, you get paid for your time and work and except for an occasional QC issue, you don't get hundreds of phone calls and emails from buyer agents and lookie loos.

My main focus is listing reos - buyers drive me nuts. I do work with some - but very few and if I think they are unrealistic - I pass them off. I will not do short sales but not because of the sellers - because of the banks - they are so unorganized and clueless, it drives me insane. I did my last one 8 months ago and have sent 3 or 4 to my buyers agent - he lists HUDs so he has soooo much patience, he can do them. I am upfront with people and tell them, he is better at it then me. I agree, my reos are a PIA but it is much more clear cut, as is or go away. If the buyer's agent needs something done to get the loan through fine - otherwise we move onto the next buyer. If I have to choose what I let drive me crazy, it is reos. I do not like buyers - too much time - they think every house should be perfect or given to them - BPO companies think we are at their beck and call - QC is just because they didn't read the report. I got QCd yesterday because they wanted an active and a sold that was closer to the subject in GLA even though I had clearly stated the comps provided were the best available and that no properties were listed or had sold with a closer GLA. I do BPOs for companies that have reos, and I do pick some up when I have nothing else to do. My inventory is scaring the crap out of me, I am not happy with my numbers right now, but I have had two companies update their MLA with me, so I am hopeful that my numbers will improve. My numbers aren't any worse then other reo agents in my area, so I think things are gonna pick up. I am hearing from some of my AMs that they are gearing up - but we have been hearing this for awhile.

I am getting tired of trying to sell a product few want to buy at least at the present time. Maybe my time is better spent on the bpos as I am getting a lot faster at it. I have become such a good typist, maybe I will write a novel.

62 Total inventory 21 Active 13 Pending 28 Some sort of prelist (redemption/eviction/prelist)
16 closed so far in 2010
Let BPOs drop off in Nov. when things got too busy on the REO side. Currently averaging right around 20 BPOs a week but working on getting that up to 100-150 per month by summer.
2 full time helpers and a couple of buyers agents that get all those leads for a 25% referral.
