Came across this old thread from approx. this time last year... thought it was interesting to compare to my present inventory... currently 37 total assets in all phases. I had 4 close on friday too. smile

Total portfolio: 37
Eviction: 4
Prelist: 4
Actively Listed: 11
Escrow: 18

I personally have seen a bit of a recent slowdown the past few weeks. No new assignments in 2 weeks, though we did receive a re-assignment last week.

I was messing around on the MLS/Tax records website and noticed one of my clients have a large amount of properties set to foreclose in early April. I am anticipating another surge in the next month. We'll see

How is everyone else looking?

7 prelist all but 2 REO, 3 are in PP eviction.

14 Pending for $2,400,000 total (one of which is a $925,000 regular resale), 2 short sales (all of our Short sales worked to date have closed {we get a lot of REO that have a pending short sale that must be withdrawn), 1 Relo, 2 regular resale, 9 REO. (REO going pending in 21 days or less).

5 active 1 regular resale, 1 short sale, 3 REO (one of which is way overpriced due to idiot appraiser.

50+ sold last 6 months.

No Kings or Queens here just grinding it out agents trying to keep up.

It was my wife's doing. I just gave her the numbers to use. We tell all of our regular resale customers "We will tell you the truth. You will NOT like it but, it is the truth and if you want to sell you have to accept reality. They had previously had it on the market for about $2.5 mil and reduced it to 1.5 mil and had 1.3 mil in it, they also had to do seller finacing due to the fact that it would not have appraised otherwise.

We recently told a seller they had to list at $249K. Another agent bought the listing at $299K (happens a lot when you tell the seller the truth). We will get it in about 3-6 months when they have few showings and no offers.

We have fired sellers who are not willing to accept reality. If they can not accept reality we prefer they waste another agents time, not ours.

Hip, Hip, Hooray!!! Another Honest and Ethical Realtor.

Also - I have been in broker classes given by the NCREC, that if you accept a listing that is overpriced and you do not inform the seller it is, you could be sued and lose you license.

But I agree with many - many - agents buying the listing - then hoping to keep it and have the seller lower the price to where it needs to be.

I think part of it is that the other agents really do hope it will sell but have allowed their current situation to cloud their judgement. Just the hope that it will really sell at that price. Sad but desperate people do desperate things. I also believe that many are just buying the listing with the hope that the seller will reduce in the future.

I also believe that they just want to have some listings to be able to tell other sellers that they have listings.

We do not try to sell our own neighborhood as we believe that we could have our judgement colored by the fact that we want our house to be in better shape price wise that reality would dictate. Directly opposite of what is taught by many "Farm your area first" however, we do try to accept reality on all fronts.

In a better market we would farm our neighborhood but, with todays market, if I were trying to sell our own house, I would pay another agent to do a market analysis on it to get an unbiased opinion. And I already know that I would NOT like what I was told.

You are a BPO machine. I would like to do that, but I don't have the volume. Although I sometimes consider just doing BPOs and whatever bone of an REO is thrown my way. Especially as R.E. isn't my only income.

Now only if a 1700 barrel a day oil well could be found on my farm like one was 20 miles away.
