I am finding a lot of expired listings in my area that have not been re-listed, any opinions on whether this should be my first area to hit for prospecting...?

read through the expired listings thread in the agents and brokers section. Some good info there. But yes it can be a good source of leads. I've been looking to start finding the ones in my area, but after watching the expireds recently I don't find many. And those that I do are ridiculously overpriced. And upon checking further they are underwater. I don't do short sales so why contact them.

I used to get great results from cold calling expireds. However, with the Do Not Call list in place, I'm not sure how one could do that and stay out of trouble. Is there a way to check the phone numbers to find out whether or not they are on the DNC list?

most of the expireds have names listed with them...so I'm assuming i can cross reference that with the DNC list

Expireds and FSBOs are a good source of listings. However, there are many pitfalls (i.e. unrealistic sellers, financial issues) to take into consideration.
